Downtown South development

DX-40 area so I assume that surface lot is just temporary for several years until there’s a tower project to take that space?

Agreed, of course, but it still appears to be a (big) lot in the interim (which may or may not be better than an undeveloped field depending on your perspective…)
Anyway - we have the answer to the question about where these first builds will be sited within the development…

Interesting the residential building has curved edges at NE and NW corners. I like both this and the office buildings. I’m fine without the height. Plenty of spots remaining. I think the initial focus is better spent on getting the infrastructure and some of the placemaking created.

The presentation by Kane just concluded. Some takeaways:

  • There is no appetite from the community for a stadium at this time. A stadium is in the long term plans but they are not actively working on it or talking about it now.
  • No TIG financing is involved.
  • Phase I will be a total of 7 projects. The residential and office that have been announced will start in 2022 with completion in 2024. Completion of entire Phase 1 of seven projects will be in 3-4 years. More vertical project plans will be released early in 2022.
    *Working with the City on connections to existing greenway.
    *Dedicated bike lanes.

Figures but the MLS loss probably put a damper on the stadium project.

Either way at least Downtown South isn’t vaporware.

To add: it looked like Phase 2 is the more vertical phase which they plan to start in 2023. Know people were bringing up how vertically challenged the first two buildings were :laughing:

Thanks for the update. Slightly disappointing, but not too surprising about the stadium. Seems like the most ambitious aspects have either been scaled back or postponed.

I figured as such with the stadium and think it’s a good idea to get ahead of ideas that we would have a stadium within the next couple of years. Luckily, there is space for one. I think in time we will have a stadium here for hopefully MLS/hockey, but TBD.

I expect as Downtown South fills in with development and surrounding projects come to fruition that the infill from outside developers will make a big impact on the area as well and hopefully spawn further stadium discussions. My hope is that Downtown South creates an identity for itself that makes it a distinct part of Raleigh with its own vibe. Until then, I’m pretty excited for this project. It will be a much needed catalyst and benefit to an area that has received little love and expand the downtown foot print. “A rising tide lifts all boats” and I think this will be great for the core of the city.

I think have a stadium site available for a pro team is key to attracting one. Whether that is MLS, MLB, or even a new arena for the Canes. It’s good to have options, and no reason to build a soccer stadium now that will not have an MLS team in the near future.

Stadium funding will come when pandemic “ends” and it is considered an economic stimulus. I predict agreement of some sort of public-private agreement by end of 2022 early 2023 with groundbreaking in 2023/2024

“City officials have called a timeout on a planned sports and entertainment stadium in the Downtown South development in south Raleigh”

Other that just not hot on special tax district; the hotel and restaurant tax money as run out due to Covid-19. (( then that seems to be excuse for everything ))

For us long time Raleigh residents, this comes at no surprise. That’s why every proposed higherise or what not that seems exciting, we never get our hopes up. Been let down too many times. IE: every high rise proposal since 2005…

Beginnings? This was on water works where the walnut creek trail meets. Seems a little far off S Saunders for DTS but I haven’t seen any park/trail plans for here.

I’m going with temp parking for equipment staging. Looks like that whole site is wrapped in silt fence with a construction drive entrance cut in from the street
