Lol! Like what in the world people?! Ive noticed folks have been quick to jump on the hate wagon with DTS and Park City South for some reason.
Mostly because they’ve both been such bait-and-switch proposals.
They’re a serious international shop. Give them budget and they can do really interesting things.
Did people really expect DTS full master plan to be built at once though? Look at north hills. 20 years in and still evolving. It takes time.

DTS, Seaboard Station, Dix Park,… even in the conversations on this site (where most of us are better-read on development issues than the average person), a lot of people seem to expect or want these plans to be executed instantly. Add to that other people like the local residents who mobilized and protested against DTS’ rezoning because they mistakenly thought they would immediately get priced out of their own homes, and I think you have a picture where a large swath of people don’t understand or even think about development timelines in the first place.
Not necessarily that, no. Just the fact that initial renderings showed mostly 20+ story buildings and an MLS soccer stadium. With Park City South, it was again mostly 20+ story buildings with interesting design. Now, the first things being built at both are… 5-over-1 apartment buildings with poorly hidden parking decks. And while I never thought we’d ever obtain an MLS team, it doesn’t even seem guaranteed that a stadium will even happen.
Height-wise, phase 1 only had 1 “tower”, so I would actually guess they are /ahead of schedule/ for your height concerns?
Also the 6-story mass timber office building – pretty unique for this area. I just don’t get all the complaining.

Ohhhh Mike I’m talking about the initial “possibilities” render they put out just to get all this rezoning approved hahaha. That was a FAR CRY from even this Phase 1 Master Plan render, which I don’t dislike - it’s just nowhere near the level of what they baited us with
And full disclosure, I’m not really complaining about this (at least not downtown south - Park City South, however, is a travesty). I was just responding to @OakFolk’s statement that
I think it’s mostly because what was initially teased was (of course) way overbloated compared to what they even knew they’d end up being able to do, and now every render since has paled in comparison. I think it’s especially true for Park City South.
With you on PCS but is what we were shown for DTS not still attainable? I’m just saying that it’s going to take time to get there. Imo it seems like they’re sticking to plan so far.
Also not directly related but within the last week or so dozens of huge survey stakes have popped up on the land. Not the normal maybe 18” type but like 3’ kind.
maybe if raleigh can hold out eventually for MLB…id take that over soccer anyday if MLB is a possibility.
Baseball is so boring, especially for a new team with no fan base. The Red Sox 10 years ago were fun because of the history. It just seems like a northeast/rust belt antique. As a growing, modern city in the 2020s/2030s, I feel like soccer could be kind of a grassroots, ground level sports interest, the way the Canes have become.
Either would be fun imo.
MLS has an excellent in-person fan culture, but zero TV viewership and minimal word of mouth (try asking even most American Premier League fans who won the last couple championships).
MLB is a bonafide major league, with national credibility and eyeballs. Plus a lovely, lazy way to spend an afternoon. Definitely less intense in person, though.
NO there MLB is doing great that’s is offensive, and were in need for a second team here I hope see that before I die.
Counterpoints: I have no idea who won any championship unless it was a team I care about. We already have the Durham Bulls, which is established and about as much baseball as we really need.

This is the first published rendering that I have seen of the planned 27 story office tower. A limited view for sure.
Looks nice from that angle, but I have a sneaking suspicion that light grey mass hiding behind the copper is a sign of impending boxiness.
I expect that DT South will meet about the same architectural standard as North Hills, and no better.
FWIW the N&O article from above had another sneak peek look of the office tower in their article along with the 21 story residential building. I get confused, was this office tower supposed to be the timber one? Or was that another, shorter, office tower they announced previously. My head for some reason is telling me I remember hearing about a 7 story timber office building but I might be wrong…
