Downtown South development

My car will be parked in my deck for 3 months this summer while I travel. Wonder if I should tell the apartment management not to tow lol

You probably should. My building almost towed my car for the same reason. It sat and got really dirty from the pollen season and just general dirt kicked up in the garage.

Yes, please!

I like that your vision makes use of the Cargill site. Every time I drive by it I ask myself why there has been no interest there yet. Maybe the remediation that they’d be required to do is just too expensive.

What a super location for a baseball stadium with The Raleigh Skyline beyond the outfield wall just like Charlotte!

Can’t believe you would demo the historic Kings Motel. Have you no shame!

Is there really so little chance for redevelopment along that stretch of Wilmington? You’ll have better insight into it than I do, but to the layman it appears ripe for redevelopment. From MLK to Saunders it’s lined almost entirely with large lots that are not near any SFHs. Most are low-density commercial/industrial or city-owned (Walnut Terrace alone is a huge opportunity). The wetlands can’t be built on, but I would think the accompanying greenways would only be a plus for development on the nearby sites. Plus the BRT coming (and bringing a convenient pedestrian+bike path into downtown). I’ve highlighted the sections I’m thinking about in yellow below:

I think that the below people mover would be a good option for this area of DTRS

Good points you’re right. Frontage wise, Saunders feels better for development but depth and acreage wise there is much more room to play with.

Also quick note on Wilmington. They’ll be doing a road diet soon to add a cycle track !

Most of the yellow area to the west of Wilmington (where it says Road and Davidson) is fairly new, suburban style, affordable housing that isn’t going anywhere for a good long while. Walnut Terrace | Apartments For Rent - Downtown Raleigh, NC

If i remember correctly these three lots are under review for affordable housing.

Affordable housing in the flood plain. What could possibly go wrong?

If it’s like Walnut Terrace (as in suburban low density) it would literally be a disaster waiting to happen. If it’s mid or high rise model that’s lifted above the floodplain, it could work.

I could be mistaken…

This article has the addresses being different than what i marked. Could’ve sworn what i marked was getting repurposed. Will have to do some sleuthing tomorrow

Edit: the map on this pdf is where remembered those plots from https://community.dtraleigh.com/t/the-raleigh-wire-service/748/1647?u=oakfolk

Without seeing the materials and exterior finishes, but going off assumptions. WHY DOES EVERYTHING LOOK THE SAME.
