Downtown South development

Unpopular opinion, but I think the Empire State Plaza in Albany is extremely cool looking

Raleigh has potential…except for all the surface parking lots surrounding the state capital buildings. Ya think?

Raleigh offered to give some Dix Park land for a stadium, Malik denied it and choose a spot that he knew was impooaible to get approval. If he selected Penmarc a long time ago this wouldn’t have happened.

I think he’s just referencing the State Capitol areas here, not the cities themselves. I know he’s had a lot of criticisms for Raleigh, but has also mentioned that he really likes how the downtown is laid out.

Yes, Charlotte/Tepper had a stadium but the key was that they were ready to pay the expansion fee. At the time it was $325 million. Not sure Malik could have paid that on his own. He was always going to need a richer partner.

Malik has the cash. I can 100% guarantee that one.

He didn’t have a stadium…or even a remote plan for one because our illustrious City Council & Wakek County couldn’t make a decision of any kind.

So time passed…& passed…& then Tepper should up with a blank check & the pyramid scheme gladly took it. I will say again MLS is a pyramid scheme…but a stadium downtown would have generated a ton of additional development…& frankly soccer seems to do rather well around here…even I make it to a few games even though its not really my game.

Do you watch or follow the MLS viewership/attendance numbers? You keep claiming it’s a pyramid scheme but have never backed that up with any legitimate evidence.

These numbers are also pre Messi joining Miami.

I saw this video and it’s very clear to me that there is very little known about what DT Raleigh is and isn’t, and the justification for the ranking included old aerials of since developed sites and progress that’s been made. I think it’s objectively crap.

Hey Yimbyforlife, I just talked to Mayor Baldwin thru her personal email. She said that Raleigh did not offer this land deal concerning Dix to Mr. Malik.

…no sh*t hahahaha, the only “source” I’ve ever seen that tidbit from is… him.

Someone on Dix Park tour told me that it also was before she became mayor.

I agree completely. Not to mention the annoying insecure voice that guy has who narrates those videos. I just cringe at them. I remember one video where he said he has extreme dislike most people and prefers to be alone. I thought to myself, it’s a good thing buddy, you’re a complete buzz kill. Guessing he has multiple cats though.

When the blog launches in might list a playbook on stadiums are approved here. So when other folks that come here to bring pro sports to this area know what right moves too make.

How has E.B Bain treatment plant not been converted into a trendy food hall mixed-use complex already? It’s like the last major Art Deco building in Raleigh.

Reminds me of that food hall in Charlotte that is actually pretty decent. Optimist Hall?

It’s a shame it’s just sitting there.

It hasn’t because of its location, location, location.

Years ago there was a cool art event held there: Bain Water Project. It is really a special place, but I can only imagine the remediation and upfit costs to make it usable. It’s also located in a pretty dead zone on the edge of a SFH neighborhood.

It has a lot of potential but will require very deep pockets or more nearby development that will give lenders confidence to finance a project like this.

Empire owns it, and I’m hopeful that they’re dedicated to repurposing it instead of selling it to someone who will tear it down.

There is a cool museum in Rome that is housed in an old power generating station, I believe. Centrale Montemartini Very cool interplay between the machinery left and, it being Roma, ancient stuff.
