Downtown South development

Yeah, I have to believe DS will be a PD rezoning. I have no inside info but my sense is that this hasn’t been submitted for rezoning yet because once the properties to the west of S. Saunders (north & south of I-40) became available the Kane/Malik team went back to the drawing board to think even bigger. When they bought those properties the project went from ~55 acres to ~160. I’m sure it takes a little time to sort out plans for that much acreage.

If Raleigh could pounce with Downtown South (though I’d really like a better name) at the expense of Richmond, that would be a huge coup for the city.

If that could happen, and if it was inclusive of a lot of acreage, it would allow this council to influence well past their tenure. It was would be the gift that kept on giving.

Times-Dispatch reports that the Richmond City Council killed the Navy Hill project tonight. CoStar & 2000 employees may be on the market now. The Arena part of the deal probably was the killer.

I just emailed Jonathan Melton if he’d be willing to promote CoStsr in the plan for the new 40 story towers in Downtown.

Looks like March 31 is the date for Nashville to start construction or they lose their MLS team…

Eh, it’s more like they “could,” in theory, lose the team. The season starts in February, so they’re locked into having Nashville SC play this season. If the team is thriving and the stadium is packed, and the league still takes the team away because of a stadium dispute, it’ll just make it even more transparent than it already is that MLS franchise allocation has nothing to do with how strong the market or fan base is, and everything to do with how much cities are willing to offer in stadium subsidies.

That’d be a bold move if they pulled out of the Nashville market over this. I think even Don Garber would think twice about shooting the league in the foot like that.

CoStar has 1000 employees already in downtown Richmond. Convincing them to move to Raleigh is probably a long-shot.

If the check for the franchise fee cleared I’m guessing MLS would be fine with the team playing in a parking lot for a few years if that’s what it takes (I tried to put in a slash sarcasm tag but the code takes it out :joy:)

S0 far I’m seeing a good product on the field not gimmicky like last time will tell but so far I like the games I have watched so far .

Doubt it too, but it has a lot going for it. It has broadcasting deals, ratings for the first week were solid. Ticket sales are solid and has already generated more revenue in it’s first weekend then the entire season of the AAF (the league that collapsed this past year.) It’s reported that all games the first weekend had attendance of 17,000 minimum. If the XFL stays around few a couple of years, then yeah, I’d say that Downtown South stadium should be targeting that over MLS.

Kane folks held a public meeting last night at Trophy on Maywood to discuss Downtown South plans. Here’s a bad pic of the overall area that shows how they’re referring to the different parcels involved:

Note the bridge over Walnut Creek. This would be a pedestrian/bike access bridge that might be part of a “fans march” to games.

A few notes:

They are still in the master development planning stage. The stadium is still planned to be a main anchor of the development, but there will be lots of other stuff. They talked about developing “smart facilities” with “multiple lives”.

They will likely submit for rezoning in the next couple of months. Very little detail provided on what type of rezoning other than mixed used (office, retail, residential). No mention of specific heights/# of stories.

They are looking to provide an enhanced greenway experience to what is already there (Walnut Creek greenway) with better connectivity. They also discussed some off-trail natural areas. Not exactly sure what that means.

The bridge connecting the two parts of section C might be developed as a “bridge park”. The idea is that it would be more than just a piece of infrastructure connecting two parts of section C, but actually a destination itself. Apparently there’s something similar going on at a development in DC that they looking at for inspiration.

They hope to break ground on something - not sure what yet - early next year.

They sounded pretty confident that South Wilmington would be the BRT corridor. I’m not clear if that decision has been finalized based on the latest info from the city.

As usual, most of the comments/questions were from the naysayers. This was my favorite: “I will fight you tooth and nail over this because I don’t want to see southwest Raleigh trashed.” :roll_eyes:

I guess adding things other than used car lots, fish tables, pawn shops, fast food, used tire shops, and cheap gas stations equates to trashing the place.

I’m concerned about the ‘street’ level density of those buildings. Did anyone ask about the street level experience? A would assume a party street/fan parade/rush street would be densely packed with dozens of bars and restaurants. Here it looks like every tower is rather isolated and uninviting.

I know this is just to show people what it could look like but it doesn’t look like they’ve focused on that part of what makes an ‘entertainment district’ special.

Wow that has grown quite a bit since the initial renderings. I question having the stadium on the other side of the creek. Doesn’t seem like an ‘anchor’ should be apart from all the rest. Though it would allow the rest of the development to get going while waiting on the funding decision on the stadium.
