What should get you fired up is that all of this is continues to be surface parked, single level retail for the majority of what could be a cohesive connection from North Hills to Midtown Exchange all the way to Raleigh Iron Works:

Thanks for the graphic. Not only does it show the extent of the contiguous surface lot parking development in this midtown east area, it also shows just how disconnected the parcel in question is.
There’s clearly more current energy and “urban” opportunity in the Iron District than the so-called Midtown East district. Even then, the parcel in question has its own isolation issues from that district as well. Being at the intersection of Capital and 440 doesn’t help either. Any urban credentials here would require it to function as a stand alone urban district that could include the land to its west that used to house the farmer’s market.
One has to wonder if Kane has his eye on this section, particularly at the corner of Six Forks and Falls of Neuse. It would connect well with his North Hills plans. It’s only a matter of time before these properties connect NH to the RIW. And ideally this includes the Hilton and the Highwoods buildings. I can see a line of high dense neighborhoods from NH to DTR utilizing Six Forks, Falls of Neuse, Wake Forest, and Capital as connections. But that’s like 50 years down the road.
Well, 432 Park Avenue was built on a smaller lot. Don’t see that happening in Raleigh anytime soon.
The building you’re referring to is also over 1000ft tall lmao. A just-fine 10-story building could also work, here… no? lmao
Any word on what’s happening with the greenway here? Curious if new builds like this are trying to eliminate conflicts with vehicles.
I’d hope that they keep the bollard protected bike track that currently exists stays. It’s not even that old but it’s very much needed.
Obviously a long term project but the Walkable Midtown plan aims to transform this area too. Just need to get the ball rolling.

Update on Budleigh East:
These townhomes look really nice. We need to build like 30k more across the city (near downtown).
I sometimes think this forum gets too hung up on height as the only solution to lack of density when often times you see these town home developments ITB 5-10x whatever was on the lot previously. Those add up.
And those are terrific examples of density in the other 149 square miles of our city limits. However, that’s not good enough for downtown and its tiny 1 square mile of land if we want a robust walkable community that will produce millions of dollars for the city so that it can support itself as it ages.
I’m pretty certain they’re 20% vacancy still at the Forge apartments, I would argue this is because their rental rates are too high at $2.50 - $3.00/SF.
Yeah I saw the office is 98% leased. Surprised they have not gotten phase 2 in the works yet.
I am sure more multifamily will get started first as office is tricky right now. Any new apartments started today would deliver probably 2 years from now which will be a different market than today. After Charlotte apartment starts when down greatly last year we are seeing more starts this year so far as the market will be better in 2 years. Likewise will be the same in Raleigh.
