That’d be a “fortunately” from me. That’s how most “real” cities develop and build out, man lol
This week the Raleigh City Council approved rezoning for Beacon Partners’ Eastside Design District along Capital Boulevard next to Salvage Yard and Raleigh Iron Works, allowing the site to eventually reach 20 stories. The first phase will adapt the existing Johnson Brothers facility into about 250,000 square feet of creative office and retail space, while Beacon also plans a 7-story, 380-unit apartment building, a 1.5-acre green space and amphitheater, pedestrian connections to the Crabtree Creek Greenway, and a new linear park along the existing rail spur. Construction is expected to begin in Q1 2027 after Johnson Brothers relocates, with taller office and multifamily buildings planned later as part of a broader effort to turn the midtown corridor into a more walkable mixed-use district.
I’m really looking forward to seeing how all of this comes together in a couple of years. I do think this area (Iron District) will eventually rival North Hills/Fenton in popularity 5-10 years from now, but with a much grittier/real-world vibe (which is what I’d prefer, honestly). I do like North Hills and Fenton, but I’d love some variety as well.
Interested to see how they make this pedestrian connection to the Greenway. The Greenway runs on the north side of Crabtree Creek here, so they would need some sort of bridge to connect.
Nothing would make me happier than a bridge connecting the greenway to this development.
