My guess is that this tied to the TOD grant that NCDOT received a few weeks ago for the S-Line Corridor. They’ve said before that this is one of the sites they’re targeting.
So, there were about 50 people at the neighborhood meeting tonight. Probably about 10 to 15 spoke, mostly in favor of the development but with some legitimate concerns regarding topics like parking, proximity of existing buildings, etc.
For example, several owners of the townhomes in the “middle” of the development asked what measures were taken for their privacy so they don’t end up living “in an aquarium”.
Some folks wanted to make sure that there was sufficient parking on the property so it doesn’t overflow on the other streets.
The development will contain a fair amount of residential apartment units, I noted 397 for buildings 4 and 5 and 103 for building 6.
They expect the development to be done in 2024.
They shared a new rendering that definitely confirms that the auto repair at WF/Whitaker stays. The owner of that property actually spoke during the meeting in favor of the development.
Disappointing that the auto repair on the corner is going to stay. I wonder if the owner is just holding out for more cabbage.
Once we get self-driving cars that do pick ups like Uber/Lift. Paying $7-$8 to go two miles ine way is too expensive. Self-driving cars may make it cheaper.
Secondly is once traffic/parking gets to the point where it’s easier to take public transit.
Third is when people decide to stop travelling over 5- 6 miles for everyday shopping. People talk like they want to live in a big city, but aren’t willing to do the walking that is done in large cities.
I live near the mall and make numerous walking/bus trips to Harris Teeter/Food Lion on Creedmoor/Millbrook. Sometimes I go to the one on Edwards Mill. The reason I do Creedmoor/Millbrook is that there are 2 grocery stores. The 36 and 27 bus have 30 minute frequency all day. I hope the 15 minute frequency Glenwood busses come soon so I can take advantage of that. I wish the 8/23L bus would have 30 minute frequency minimum so that it would make for quicker travel times to North Hills.
I could live car free except for the later hours and when I go for food/drink after 7pm. One hour frequency is too long and once the curfew is over, the last 16L bus leaves at 10PM (8:15pm for the last 6). I also wish the 23L bus ran later. The 26/27 busses are normally empty, but I like the fact I can take them to Umstead or the Museum of Art Park. I love the 27’s 30 minute frequency.
According to RALtoday newsletter this is “slated to break ground early this year”
Perhaps it will end up as a hip restaurant/food place after the development is complete?
It’s not hard to imagine another food hall type experience within this project.
And / or within the Iron works project across Atlantic…

The Marathon gas station is being sold for $3.1MM. The renovated Audio Buys building in 5 Points is also being sold for $3MM. Those two sales represent serious appreciation in less than 4 years time. Chris Corchiani paid $1.3MM for Marathon just a few years ago.

Something I didn’t noticed before is the walking easement to connect to 1002 Mills st. From what I understand, city staff would like it to be moved to be aligned with progress ct. so it could be transformed in a street in case 1002 Mills is redeveloped.

New construction fencing is now surrounding the property and today they began demolition on the northern sections.

Construction has started on Iron Works! I think this is one of the best projects in the area.
