Five Points, East End Market, & Raleigh Iron Works

This is awesome. Some more info:

  • "The first office and retail spaces along with apartments are expected to open in mid-2022, and work on the second phase is expected to start following that milestone. "
  • It appears the first phase that is underway is very ambitious (red below):

So excited for this. Is the pedestrian bridge a sure thing? I think that is important so I hope so. WRAL also mentioned greenway plans. Does anyone know about those?

TIA

The new construction ‘bow truss wings’ aren’t phase 1. Reno of the double gable and bow truss buildings has the ~80k retail and ~150k office spaces.

East End Market will be discussed at the planning commission the 25th. Link to the agenda and docs:

During the first meeting a month ago, I think 3 people spoke about the project. 2 of those were living in the townhomes surrounded by the project. People generally said that they were in favor of the project but the building were way to close from their properties “fish in the bowl effect”.
The commissioners kind of agreed and asked the développer to re-work the transition to existing buildings areas.
You can see a summary of the changes on the agenda link.

Both of these projects look great. I like to see densification in the core of Raleigh, and I particularly like the incorporation and reuse of the old buildings in the Iron Works development (take a note owners of Goodnight’s building).

Like @Roganberry I really hope that pedestrian bridge is built. I also hope they improve the sidewalk situation on East Whitaker Mill road so this whole area feels like a neighborhood or district, not a set of separate isolated developments.

Yeah, the city has a project for Whitaker Mill Rd sidewalk, indépendant from the east end market development.
There are survey marks all along the road: Wake Forest Road Sidewalk Project | Raleighnc.gov

Those sidewalk improvements on Wake Forest Road will be great (I think pretty much any sidewalk project is great), but I think the short stretch on East Whitaker Mill would have the most impact bc it would connect Iron Works, Dock 1053, East End Market, Snoopy’s, The Bison, and Jerry’s Grill in like three blocks.

From the plans, it looks like they may include Sidewalks in front of East End, but there is a disconnect at the railroad tracks and Dock 1053.

Oups, I messed up the name of the two streets. So yeah, east end market dev will cover their portion of Whitaker Mill Rd. As you mentioned there will be the portion on the side of Wilson’s left.

I noticed today that the Marathon gas station was demolished. Does anyone know what the deal is?

Was discussed recently and I believe it’s becoming a … bank branch :upside_down_face:

A bank bought it and is putting a branch there…super exciting!

Really cool to see these vs the renderings! I do know these buildings from my Big Boss run club/living at Manor Six Forks days, but seeing them again and thinking how different this area will be in a year or two is pretty astounding!

Such a shame. I mean I certainly wouldn’t mind a ground floor bank branch in a taller, mixed use building. But a 1 story bank only here is no better than the damn gas station, in terms of density and street level experience. Adds no points for walkability in this great location with so much potential… ugh

The Planning Commission is meeting next week to talk about an updated design for the East End market. The original presentation Vic brought up didn’t take off since the commission didn’t have a quoroum.

From the slide deck from city staffers, here are the proposed uses for each tract of land:

Here’s what the applicants are currently proposing for prohibited uses. White text is what was already in the application, and the green underlines seem to be new to this presentation.

The Planning Commission has until April 28 to send a recommendation to City Council. There’s expected to be minor changes, though, since the city noticed Tract C in the current design is blocking off access for the building on the corner of Whitaker Mill and Wake Forest.

It’s a shame they couldn’t include the gas station lot.

Looks like the Cotton Exchange townhouses are going to feel like they are in a hole with the taller buildings that will be around them.

Maybe so, but the developers have updated their master plan to show more setbacks and less floors next to those townhomes. Seems like they are doing a good job responding to concerns.

Yes, I know that at least two different meetings were held with neighbors, one with the townhomes owners and one with owners on Mills st.
