Five Points, East End Market, & Raleigh Iron Works

Curious what the 4 red colored buildings are on the corner of Oberlin/Fairview will be - there’s no red in the color key, so I’m wondering if those are planned to be retail, which would be awesome. The opposite side of Fairview/Oberlin has a nice line of retail spaces, including a newer cafe/lunch spot called Idle Hour Coffee, which has one of the best bahn mi sandwiches I’ve had in the city!

here’s the site plan… Fairview Rd is along the top. Yea, doesn’t seem like any info given for the top third of the site. Would be an awesome location for sidewalk retail restaurant to compliment the sidewalk seating from the other side (Red Dragon & Mandolin). Guess a lot of big trees would be lost for this, but overall seems like a nice development.

Right that’s what I’m saying- the big red boxes have no label on the color key… and right on that corner facing the street, with the little surface parking area right up between two of them indicates to me some sort of retail set up! Would certainly make this area even more walkable than it already is, and you know those retail spots (along with all the current existing retail/restaurant space) would flourish with all these new residential filled up!

The applicant requested a delay so the application will be discussed on Apr 27 PC meeting.

I saw there’s a smart growth petition on change.org going around on this development - with specific call outs regarding the townhouses and the height setbacks / realities of the proposed buildings as they pertain to the City’s Comp Plan.
Wonder if that’s also a factor in the delay here?

According to TBJ work has begun at the first phase of East End Market (adaptive reuse part)

…with work expected to be done by the end of the year. 70% of spaces are already leased out, including to several investment firms, a French concept restaurant by the company behind Rosewater, Kipos, and Vin Rouge.

Here are some pictures taken today of the townhouses next to East End Market as well as the lot behind them.

Also some pics of the wharehouse building where the work already began. It will be converted in co-working space, restaurants, etc.
The wharehouse is bigger than I thought!

Thanks for posting. Didn’t realize this was actually underway after the demo and clearing. With this and the ironworks project I’m pretty excited about how things will be next year in this area.

East End Market rezoning was denied by the PC at today’s meeting 6 to 2 vote. Basically “not in the public interest and interest of existing residential units and businesses + not enough open space”.

As a remainder, this is not the final vote. Case will now move to the CC and they have the last word.

The PC hasn’t become the most reliable predictor of success. Is this for the specific parcels at the intersection of Wake Forest & Whitaker Mill?

Atlas Stark submitted the rezoning request for their entire property, so that’s what the PC is judging on. It’s the properties on the northwest side of that intersection, except for the townhouses that already stand there.

@Vic has posted several maps of massing ideas (rezoning conditions) like this one, if you need a refresher.

Everyone needs to email their councilperson IN FAVOR of this project.

I emailed David Knight today.

Blow up their inboxes with support emails to counter the vocal minority who believe a shadow from a 10 story building can be felt in Memphis.

I believe the deadline was Friday. I was going to send my note in support for a different project, but I missed the deadline

Was anyone able to see if it was approved (or any of the other stuff)? I joined like 5 minutes late and they were already through all of the “good stuff.”

They talk about it starting at 17:07. Basically no decision/vote, staff recommends a public hearing on June 1st.
