It was never 20 stories. I think 15 might’ve been the max, but most of the time it was in the 10-12 range.

Great news! I know it’s not the sparkly 20+ story rezoning that people will have wanted, but it’s 2 larger unit count apartments going right in the middle of a growing residential area with a greenway connection planned (via bridge). Might just be falling for the developers talk but it also sounds like this has been well thought out and will be high quality work. The green space is a nice touch and having side walks on hodges will do a great job of connecting to iron works/old Big Boss warehouses.

Nice to have something go in what easily could’ve become a vacant lot due to the flood issues.

How are they dealing with the fact that this is on a flood plain and regularly floods?

I’d assume insurance + stilts

i heard that the hockey facility was elevated already and flood mitigation would be included in development…the bikes paths already get flooded and i guess survive.

As others are alluding, I also suspect that the project will be elevated above the floodplain. Perhaps there will be some parking in the floodplain but cars can be moved a lot quicker than a household.

Yeah they will need to do something for sure. Sweeping mud of a bike path is a lot easier then mud out of a building.

On another note - have all that impervious surface parking will not help the flooding situation. But then I guess it’s probably mostly paved or buildings now.

Yeah they mentioned keeping the pond at the back of the property and the “wetlands” on the right to allow flooding to naturally still occur. I know I was disappointed when I saw the surface parking at first but it would be very difficult to throw a large building on here without having Crabtree level biblical floods everytime it rains. I guess in theory the surface parking will allow runoff into the natural floodplains.

i dont recall seeing anyone sweep mud off the greenways when i was there but they may have a machine now. developer said it was being taken into account and city council concurred. did the hockey area ever ‘flood’ properly?

The building itself no, it’s easily 20 feet above the road. But the parking lot and roller hockey rink would flood. It ruined the outdoor rink beyond repair one year.
