If there is a recession, and remember a recession is 2 quarters of negative growth, it wonât be like the great recession. We have to remember, this is the longest period between recessions in US history. There is no major catalyst here. In fact, we are reaping a huge benefit at the moment do to a downturn in European banking. US banks are killing it right now. Jobs are solid, and we have a tech industry firing on all cylinders. There are issues, this trade war isnât great, and there is a huge amount of political strife here, but over all, if we have straight quarters of negative growth, it wonât be a huge problem.
Weâre likely to have one of those recessions where revised numbers will show that we were in one, but weâll only know after itâs over. Those are more typical recessions than the one we went through a decade ago.
Looks like the design was just spun around where the hotel is now in the center between the office and the condos. Itâs still pictured green in the new rendering.
Yah, a technical recession, but if no one really feels it, (I mean this on a macro scale, there will be millions who actually feel it) then it can be considered in a lot of ways healthy.
Looks like the AAD for Nexus just hit the Wire Service Feed. Lots of great renderings. Looking good. It also mentioned underground parking (under apartments/condos/hotel portion) Still has a big parking podium under the office section.

Hope by the time the condo building moves forward, they could add at least 5 floors to it so everything is not the same height. I imagine a top amenity level with 360 views would help sales much more than 270 degree views (although facing park, warehouse district and sunset is nice, but facing away from the core skyline).

PS. I really wish they had done a Planned Development and knocked the heights out of the park, or at least got the appropriate height for 20 stories. I think the good news here is that the condo building will be almost exclusive condos so financing shouldnât be a challenge.
Is the black âpodiumâ portion parking? If so, thatâs really slick screening⌠looks like perf metal/metal panel. I was under the impression from the original rendering that this was going to be occupied space.
I wish I had a magic wand that could wave and make all cars turn into self driving pods. Would pick you up at your house, form into caravans to get into downtown to drop you off at destination and then leave for next pick up so could get rid of all the parking decks.
Is the retail alley still planned through the middle of the development? Idk to me these renderings actually look a lot more generic then the original ones.
It appears so, but doesnât look like many retail spaces will be entered via the alley, minus one on the NW corner of the office building, and a âBig Box Retal + Big Box Cafeâ under the deck. It also appears cars will be able to move through the alley, so it wonât be 100% pedestrian oriented.
For sure. That said, just giving kudos where itâs due. Yes, itâs a parking deck, but it could end up being downtownâs best example of how to do it right. Nicely fits into the overall composition of the tower, quality materials, slick design overall.
But when will they start building it?
This full block, multi-building site is a perfect example of how the current zoning restricts the possible dynamics of it. If I were the appearance commission, Iâd look at at that and think about how having all of the buildings on the site terminate at the same height weakens its overall aesthetic.
Maybe there can be a formula created that allows a trade-off of area that doesnât extend to the full height of the code (like that podium for the 19 story mixed use building) for extension in height at another part of the project.
Wasnât there someone on here a few months ago who said early 2020 or something?
These appear to be more spatial, massing 3D models rather than artistic renderings. Iâm sure if they want to render these to a finished marketing standard, it will look better than reality.
