What am I missing, floor plans seem to show condos with no windows on wall between hotel and condo buildings? If true maybe I could afford the one in center behind elevators - lol.
I know you guys are all skeptical but I really think this project is going to happen. They don’t need to wait for tenants for financing and with how quickly office space is getting absorbed I really think they are going to go for it.
I agree on the office phase. Very curious about the other “three” towers for condos, hotel, and apartments. I count roughly 220 hotel rooms in the massing model but am also confused how the building backs up to the condo building. 
I have a less justified feeling it’ll go too. Also, filling the spaces between Salisbury and Dawson with something besides parking decks is high on my priority list downtown so perhaps its wishful thinking for me. But really my vibe is it is probably happening.

Looks like the office tower is now at the southeastern corner rather than midblock on the eastern side . . . and has the hotel portion been eliminated or just merged into another building?
brochure says will be ready by 1q 2022, so guess they will have to get started soon. Office is showing 19 stories where old layout says 15. Are they counting on city relaxing the high restrictions? Oh and a Roof Top Terrace on floor 19.
Maybe they re arranged where the parking will be. I thought the original had some parking stacked under the office portion.
Seems that it does, referrers to parking floors 2-8. So will be 1 floor retail 6 parking and 12 office.
Maybe if we get a YES council in Dec they’ll consider going to DX-40. 
I think the chances of a recession are diminished now. There will likely be a fed rate cut and stimulus.
SO… time for developers to get moving on these projects. There’s probably a 3 to 4 year window where the boom can continue.
If we could get a yes council, there’s no reason why Raleigh can’t add another 100,000 by 2030. Projects like the Nexus should be repeated all over the downtown area. For each of them, they should target at least 500 new residences. Nexus falls short of that number, but there’s no reason why it can’t be achieved if we can get heights over 250 feet zoned in more places.

Personally I feel the risk of recession is still high but I do not think it will be as bad as people think. I think high growth places like Raleigh will fair well and that development will still occur.
I’m not as hopeful, if Raleigh is only doing this during a recession do you really expect it to do good during a recession.

This council would’ve found a way to kill it, there is zero doubt in my mind. Not that I was gung ho about Amazon coming here, but I would’ve been ok with it if it was thoughtfully executed, but nuance like that has no place on Council at the moment.
