Seems like we haven’t had any news on this in a while, though they had acted like it would start early this year. Anyone have any info?

Since you mentioned it I went searching for any new info and I didn’t see anything. But here’s a rendering that was in a past TBJ article that I haven’t seen posted here.

Something else I found while searching was this image on this WRAL article. Does anyone know what the lowest-right blue square is supposed to be? It’s one of the only two not labeled. (The article sources it to ā€œRaleigh’s Development Services Project Advocacyā€, but there’s basically nothing to be found on their page.)

This is looking sharp. And it also looks like they’ve done a great job with the relationship of the tower to the parking… the tower comes down to the street at the corner, so that when you walk into the lobby it will actually feel like you’re entering a tower rather than a parking garage. (For comparison, see the home 2 & true hotel which is a parking podium and a building slapped on top of it).

I spoke with one of the consultants working on this project. The original project design ended up facing significant push back from the City and they have been underway with pretty substantial redesign effort. It has definitely been delayed months, not weeks, as a result of this but still working its way through the process with targeted start this year is what I am told.

I wonder if that’s significant push back from the old council or the new? Everything seemed good to go last we heard so this is surprising news and makes me wonder if the new council is wanting more from this prime lot…

I think it’s the new council, but maybe it’s a good thing?

Saige Martin spoke to our HOA a few months ago and mentioned that council was going to be pushing the developer to ā€œdo betterā€ on this project. I’m not sure if they’re just pushing for better design or what exactly.

Very interesting. I’m impatient for this project to start and don’t want to see it fall through, but I’m all for good design. I’m much more optimistic when it comes to the new council, but I’m curious what the details are. I guess someone could email Saige and ask.

I think the issues were more driven by the planning and transportation department with the council backing them up. I wouldn’t expect to see the density changed but the project accesses and the ground plane will look a lot different is what I am told. The City did not like the ā€˜Urban Plaza’ concept that was developed as the centerpiece of the project.

I’m cautiously optimistic about this news. I think it was a decent project as designed, but honestly a bit underwhelming for one of the very best parcels in downtown.

I was mixed on the urban plaza. Sounded good in theory but I was concerned it might pull foot traffic off the actual streets and into an inward facing area, making Martin street less active than it should be.

I also want to see more height there.

Well the height limit by feet is now gone (I think, did the change officially go through yet?) so any redesign should have mixed heights. That alone should be an improvement.

That sounds odd to me - the urban plaza was a nice feature IMO. Would you rather see it all buildings or narrow alley ways?? If there is not enough foot traffic for the urban plaza and the surrounding streets then we have bigger problems :slight_smile:

Now, that the Council has indicated that they want ā€˜great design’ and are not beholden to the current tent poles currently occupying Fayetteville Street, the balance could definitely be tipped another way.

I agree with these points, but how does city council have authority to make a call at this stage in the design? If they were nearing completion of contract documents, that would equate to hundreds of thousands between extra design fee and lost revenue from opening delays, all for a design that already complies with city guidelines on paper. If the urban plaza concept was the issue, that should’ve been a no-go beginning in schematic design, which was what – a year ago? I’m betting they won’t make drastic changes.

Exactly, even if it is still limited to 20 stories (which is stupid IMO), now some or all of the buildings could be 300-something feet instead of a 250 max. That would be an improvement, as would a mix of heights instead of all the same.
