Former News & Observer Site - Nexus Office Tower

The Appearance Commission is the voice for the city that insures that inward focused developments like Nexus doesn’t put its ugly side toward the city streets while keeping all of the “pretty” stuff internal. The Appearance Commission was instrumental in getting the design changed to make sure that the actual city grid has a good experience.
They are also hyper aware of the parking podium problem vis-a-vis proper screening that’s effective both day and night.

With the Justice Bldg being such a dead zone, its seems even more important to activate this side of the street so a pleasant walk from Fayetteville to the Warehouse dist. Overall, this is the project I am more excited about downtown.

I just received the following email from the Nash, which is the condo development project on this block.

It has been a couple of months since we first introduced you to The Nash, a new upscale condominium project overlooking Nash Square in the heart of Downtown Raleigh. Here is an update on our plans:

While going through the approval process with the City of Raleigh, we ran into some delays as a result of city’s development requirements. The Nash is part of a larger mixed-use development — including office, residential, hotel, restaurant, retail and entertainment spaces — and portions of the master plan required some redesign to comply with the city’s requests.

That work is nearly complete, and we are now moving forward with development of The Nash.

If I didn’t already have a condo downtown, this is the one that I’d be most interested in. I am really looking forward to seeing their offerings. One thing for certain, it won’t be stick built! I can’t even imagine the pricing on these given how much they are getting for The Lynde is pre-construction. I’m gonna wager that they’ll start $550/ft.

I believe they have uploaded a new rendering as well. It appears the vehicle traffic in the middle has been removed. This is a cool looking development.

This is a really good looking block. Unfortunate that everything now seems to be capped at 20 stories. What would make this look even better would be about 10-20 more stories.

If not more, I’ve been looking at a few condo options downtown and debating if i’m not just better off buying a house with a backyard. But $550 / sq ft seems to be the average going rate for these new condos today, so prob higher in 2-3 years when these will be available

Buy now before construction and sale right after they open and retire early…Lol :wink:

Constantly escalating prices for new construction housing downtown is unsustainable.

That is kinda sad for that location, but beggars can’t be choosers. We take what we can get.

That elevation is of the old tower design though? Look at the renderings.

I think it hit the Raleigh because the document URL changed. Was there an actual update to the plan?

I think you’re right. These documents are dated February 2019. They’ve since redesigned the tower and completely changed the site design (this still shows the tower in the middle of the site, while it’s since shifted to the southeast corner).

Man, I really didn’t mind the initial design at all, just the lack of height. Hoping the design stays interesting (i.e. NOT a plain rectangle/box) but with more room to breathe.

I didn’t either, but I think the redesign is a big improvement. The first was a typical glass tower with a chamfer that was somewhat superfluous.

The new one is a tower with two framed curtain walls that pull away from each other at the corner to define the entry. I also much prefer the emphasized vertical grain on the curtain walls to the horizontal grain of the old design; it suits a high rise building better and might also shade the east facade from glare if the fins are large enough. (Horizontal fins would’ve better shaded the south side, so maybe this one’s a wash in the pros vs. cons). Either way, I think it’s a pretty elegant design and much more sophisticated than the original.

I agree the new design is better but let’s hope this doesn’t get cancelled due to Coronavirus!
