Has this little project been talked about? This is going in the lot next to Oldham & Worth.
Those two elevations are actually of the “back” sides that face the parking lot.
Here are the street-facing elevations:
Uniform window sizes, arched transoms, brick corbeling… yes I’ll take this
Only downside to this little project is they have a parking lot on the property. Wish we could have seen a tad more density and got rid of the parking lot.
We talked about this a while ago, this parcel is owned by North Carolina Railroad and the back part of it backs up to the railroad. The parking lot portion will probably be needed for temporary tracks while they tunnel West Street underneath, or perhaps permanently if they want to add more tracks or platforms at Union Station. They probably don’t want to build anything there because they would just have to turn right around and demolish it.
Hence, a parking lot, as a throwaway interim use.
Do we know what the use will be? All office, or is ground-floor retail planned for any of those spaces?? Would be great to continue the row of retail after Kane’s next apartment building is finished. Between both of his developments here, the forthcoming brewery in that renovated warehouse, and potentially this, that creates a NICE little retail corridor here that’s just a quick walk around the corner from the budding South St retail corridor.
Let’s branch of this project here. Let me know if anyone happens to spot a name for the building so this topic is more accurately named.
Here is the earlier discussion of this project (for reference, or in case you want to merge it here @dtraleigh)

interesting. Current owner = North Carolina Railroad
Nice! Love seeing a surface lot hit the dust.
And that getting developed plus Platform Phase II removes one of the most egregious homeless hangouts near downtown.
I’d say that shelter at 401 W Cabarrus would likely dictate some of this incidence you reference…
And can someone just build the West St tunnel already?? I can see both of these developments getting built and then all of a sudden the city’s going to say its too hard and more expensive to do the tunnel.
That’s… disappointing.
TBH I understand the surface parking! This backs up to the RR and they want to preserve the land for relocating or adding tracks - especially because of the west street tunnel.
But a 3 story office/retail building seems rather unambitious.
Hey, I’ll take the retail. The more they add to this area, the more of a destination it could become with the Platform 1 & 2, and that warehouse being renovated for the new brewery.
I talked to some staff about the tunnel project at the downtown mobility open house the other week. One guy gave a kind of look when I asked if it was still happening, but admitted that he wasn’t really involved with the project. He sent me to another guy who said it is absolutely still a priority for the city, but they’re kind of at the whim of the other partners on this project (RR and NCDOT).
