I’d love to see more row houses along this stretch of St. Mary’s. It seems like the absolute perfect housing type to transition downtown to Cameron Park.

If they painted them all colors, then we’d lose the the prominence of those awkward downspout leaders.
16 more on the way too. Each three stories with rooftop terraces. I haven’t seen any site plan - I’m curious how they will be arranged.
I think the completed ones look great and I’m glad to see more on the way. I agree with @John that townhouses are a great transition from downtown to the single family neighborhoods.
I really dig the increased density of owner occupied units that these and the mid- sized condo projects like the Fairweather bring to our city.
I actually like that white on brick look but there does need to be a little more contrast for me. Either way, looking good.
So, at least these aren’t starting over a cool million, but even starting in the 700s (you know it’s going to be high 700s) still isn’t affordable. Oh well. I suppose that this is the new price floor for new substantial sized housing in the neighborhood?
I also like “white on brick”. I think that there is an apt building near The Village (formally Cameron?) that is red brick, painted white that has the under-red showing through. It looks cool imo. And of course there are a lot of older homes that were red and just now being painted white that look good as well. But that many in a row sticks out or better yet, “screams-out” somebody please paint me…Ha Ha…Lol
Although I know that it’s not good for the building facade, my heart would love to see some ivy growing on that project in a controlled way.
These are having a hard time selling. Nice view of parking deck behind them. Only 1 has sold. Nice units but lots of competition with the Saint and the ones on Clark.
Not surprising. For $1mill+ they’re pretty unimpressive. You don’t even get a double sink in your master bathroom and your master bedroom view is the parking garage of the Devon Four25.
I personally wouldn’t pay over 1.2M+ bucks to look at parking deck.
Agreed lol. A bigger question though would be what does it “feel” like the selling point should be for these homes in that area? Dropping a mil for townhomes in DTR still doesn’t make sense to me but those with deeper pockets than I would disagree I guess lol.
Probably closer to $700-$800k would get them moving more quickly. We’re still a few years away from million dollar downtown townhouse being the norm.
One of the townhomes on St. Mary’s, is contingent, at least according to Zillow, at $1.97 million!

It does seem insane to pay that much for a townhouse, but the numbers start to make more sense when you compare it to what you are getting in the single family home and condo market these days. For instance, at 615 Peace, you can drop 475K for a less than a 1000 square foot condo. Compared to that, $1.06M starts looking okay for a nearly 2500 sf townhouse with an elevator. To justify the costs of these units, developers are going high end on kitchens, bathrooms, and specialty items not typically found in existing properties. Both condo and townhouse developers are also keen on adding rooftop terraces as a matter of course these days. That’s a trend that I particularly like. Is it all worth the price though? Well, that’s a decision for the marketplace.
I just can’t see paying a million bucks to live with neighbors sharing a wall with you, no yard or privacy at all, and a view of a parking deck 5 minutes from downtown, when there’s million dollar sfh’s minutes away. I could see being young or cool and wanting to live downtown, and I could see wanting to buy instead of rent. I just can’t see why if you can afford a million dollars, you’d settle for a townhome instead of an actual house. This isn’t Manhattan or something, there’s plenty of options and nothing is hard to get to.
