Good catch; Iām guessing it was a typo on the editorās end as the building in question appears to be located at 410 N. Boylan instead. Hereās the building on the right, with the existing TriMark space to its left:

All the townhomes build around there have been in the $1,000,000 range. I am guessing people are seeing that they can get built and sold easily, so they are going for that instead for trying to gather the resources/wait for an apartment. There was a lot of input before the Saint Apartment were built from the neighborhood (and by that I think it was mostly Cameron Park people) and they certainly felt townhomes were what they wanted to see around there. So $1,000,000 townhomes it is.
I wouldnāt pay a million dollars+ to be behind a parking garage and have a rooftop terrace with no view of downtown. I think that the market is there for this sort of product, but that doesnāt mean that you can just presume that everything will sell regardless of its context.
Personally, I would not pay 1.2 million for a townhouse situated in a neighborhood full of homes and mid sized apartments.
I wouldnāt pay a millions dollars in Raleigh. I moved to Raleigh 7 years ago to live some place cheaper. If Iām paying a million, Iām moving someplace else.
The gridlock causes slower drivers which means better safety for pedestrians crossing. If you go down Glenwood at this time, you should expect to be in gridlock. Iām still saying they should close Glenwood in this area to cars at night.
I lived in the apartment right behind these 4 years ago, and my sister just leased a one bedroom apartment across the street from these for $1,100 a month.
My general take is that this is kind of the deal cities end up making with the anti density folks. Townhomes make lots of sense in the half mile to 2 miles from downtown centers like Glenwood South and Fayetteville St. The https://www.thecarsonraleigh.com/ is a good example of that. Easy to jump on a bus, scooter, or bike and get to things. When you argue over their density right next to 300 unit apartments you end up with super expensive townhomes. I like them as a little denser alternatives to Single Family Big homes, but they donāt make as much sense as alternatives to apartments. I actually think Townhomes like this should just be called Brownstones (I know they are not made out of that material) to signify that they are different than what people think of as Townhomes.
And of course, there is an NCOD over this area.

Those are beautiful houses right in the middle of everything. If theyāre not selling, in this market, itās because of the price point.
To be fair, thatās less than half the size of these townhouses. Itās like comparing apples and oranges. @mike I contend that these units are overpriced not because of the product itself, but because of whatās around them, and especially that giant garage behind them.
Last time I drove by only two for sale signs were outside and I only see two for sale on Zillow. Are you sure only one has sold?
Not that itās the be all, end all, but Zillow only shows one sold, and itās the end unit on the south side.

Zillow can be really bad when it comes to new construction reporting. Also a lot of times they never hit MLS so they wonāt be on there. For instance, my whole street isnāt listed as sold since they were all presale. I see two actually for sale. Last time I drove by it seemed they had quite a few āpendingā.
