Future of S. Wilmington (South DTR)

Is anyone in the loop on whats going on with S. Wilmington Street just south of downtown? Specifically between the beltline and Ileagnes Dr? I keep hearing about the Bus Rapid Transit system thats coming. But are there plans for any businesses? It seems like theres so many old/unused buildings in that area. I know before covid SoHi was supposed to happen, but I believe a new location was picked. Then we kept hearing about the stadium, which also doesnt seem to be planned in that area anymore. Would love any info that folks have!

There plans for a stadium there just halted I think BRT can spur more Transit-oriented development. But I do agree it’s undeveloped.

BRT, yes. In plans, but not anytime soon. Keep in mind they finally broke ground on the eastern line so don’t hold your breath too much.

The other big thing is Downtown South (with or without stadium). That was supposed to be a big Kane initiated project, but I think they’re still hung up on their North Hills projects that who know when/if they’ll ever get to this one.

Probably a non-controversial take but if it’s between starting on “downtown South” or finally moving forward with Phase 3 of Smoky Hollow (on Peace, along Capital Blvd) - I’d take Smoky Hollow 3 ten times out of ten.

I completely agree that development should pile on where density and walkability already have a framework on which to build. I think that the Creamery residential tower is the most important building under construction right now because it builds upon existing urban credentials.

I think the word “could” is doing a lot of work in that sentence. It would be fantastic if this got going, but even after reading that article, I’m not sure how likely it is. He didn’t way “will” start, or even “is likely to” start. As noted, this was announced in 2019 and hasn’t seen much progress.

That being said, Kane has done a ton of successful development in the area and I hope this gets rolling!

Without access, it’s difficult to tell if this is actually news worth reporting or if it’s a case of driving clicks. Did something change from before to make this worth running this story or did TBJ just reach out and try to generate some buzz?

seems like the gist is kane really wants to make this happen, and that’s notable in itself. also notable they didn’t mention smoky hollow 3, like at all.
