There’s something going on at the old Otomi/Bodega/Falafel/Brookside spot in Mordecai. Didn’t get a pic but there’s plastic up on the inside like they’re painting.

After recent high turnover, the “curse” on the OG Brookside Bodega-turned-Otomi space may meet its end. Five local F&B vets have signed the lease on the 3,500-square-foot building at the corner of Brookside Drive: Cheetie Kumar and Paul Siler of Ajja; Angela Salamanca and Marshall Davis of Mala Pata, Ex-Voto, Centro and more; and Justin Pasfield, a partner in Locals Seafood, Person Street Bar and Natural Science.
Consultant Elm Partners teases the yet-to-be-named multiconcept is set to be “casual and approachable with really good food, and it’ll turn into a Person Street Bar vibe late-night.”

I’m curious to know how the Publix is performing year over year, and compared to some new stores in the suburbs. Everytime I go , there is always a good number of people shopping. It’s never empty, even in the middle of the workday when I go on my lunch break.
I guess its like statistics. You can make stats say what you want them to say. What are you wanting to compare to? Maybe covid? We definitely need more retail and eating establishments in the West End Warehouse Entertainment District to cover those 200 plus apartments being dropped.
And we did do a net 10 new businesses in Q1? Guess you have to plug that if you are Raleigh Alliance.

Obviously not, I am old money. But why does an HVAC issue in a rented space mean you have to close your restaurant permanently. It’s like saying I shit myself so I need commit suicide. Fix it up and carry on.
If you haven’t had to replace your shit in the past few years, count yourself thankful and go take another spin around your favorite parking decks around town…

Isn’t this place in N.H. East? How in the Hell are they having mechanical issues in a building so new?
On a commercial lease, landlord may not be responsible for HVAC, it can be the tenants responsibility. It depends of what the lease says. It looks like in this case it may have been the tenant, hence budget problem.
On a retail lease, landlords are typically not responsible for HVAC, that’s a tenant expense.
The building went operational ~2010, so it’s entirely conceivable that this is the original HVAC that is just now crapping out, which is well within prime time for it to bust outside the warranty period.

As far as Las Ramblas goes, seems it was in fact a deathknell to the budget and certainly interesting considering the depth of restaurant concepts (and theoretical financial backing) in play for GHG. Still, HVAC $$ ridiculously crazy right now, iykyk
