So it looks like Calevera won’t be re-opening as a true restaurant. It’s a shame but I guess Zambrero fills the role in the neighborhood and Calevera will still be available for online ordering.

Someone suggested that Calavera would likely be redeveloped at some point, and that’s no shock. I did decide to look and…
Most recent tax value: $1.4M
New tax value $4.1M

at revenue neutral, which we all know it won’t be, the owners taxes will go from $16k to $40K per year.

Unless they’ve got tons of cash lying around, that’s enough to decide to sell…

I think they don’t own the space just a lease but don’t know that for sure.

Right - I’m saying the actual owners will probably want to sell. Or raise the rent by $20K+ a year…

I checked out the Instagram account of the yoga practice that is next door to Calavera and there’s not hint from them that there’s any kind of redevelopment of the rest of that block in the works. It’s just business as usual in yogaland.

Most of these have been covered in some capacity in various threads but I thought this was a good summary of anticipated restaurant openings in the Raleigh area.

As for the Flying Mayan, they really missed the opportunity to just call it Flyin Mayan. I’m sure that it will get short cutted to that anyway.

Depends what the lease allows them to do and how long it is. Calevera is planning to use it as an event space for the time being so I’m guessing the lease is longer than a year or so.

Some old dates in that article. Sam Jones and (ish) to name a few.

Whether they rent or own, the value of that property will only go up. If I were the owner, I’d wait until 2Hillsborough and garage building were fully operational. This site is going to be across the street from that promised “largest urban courtyard” in the city.

True but even if the value goes up if there’s a lease in place without some sort of out, they’re not going to be able to do anything. I know of a couple of businesses downtown that only lease their sites but have rights of first refusal and some other clauses in their contracts. So the owner’s of that site might end up having to wait whether they like it or not.

If the value goes up, and they want to sell the property, the landlord should be more willing to negotiate the tenant’s exit, without the tenant being harmed. Just a guess.

There is the case of the Piedmont restaurant in Durham where their building was sold to a new owner and the new is kicking them out, even though they have six more years on their lease. And, apparently the Piedmont people have no recourse. Something similar could happen to Calavera.

I wish Piedmont would find a new space or come to Raleigh. I’m still very sad about them closing, especially the way it happened.
