I just put up a 400sf addition within the last 4/5 months. If I didn’t have another baby on the way and only one tiny bathroom then I would have waited or built it myself. My brother put an addition on his place in 2017 and it was nearly twice as big and cost nearly half of what I’m paying, more or less…Of course, he had the time to do a lot more of the work himself and I went turnkey - design/build. Also, the quality of craftsmanship these days is truly disturbing.
Supposedly Ark Royal is reopening it’s doors as The Creamery project is on hold.

Well, a sewer blowing up would be bad. But it feels like this is the kind of thing that should have been able to be resolved. Oh well.
This isn’t really anything we haven’t already heard, and I wouldn’t call it official by any means, but conjecture based on some reports and assumption it’s longer term. I mean, it’s been on-hold for some time now. It’s literally on-hold waiting for the city. Does that mean it’s dead? no
Oh I don’t think it’s dead, but I also don’t think if they received all the necessary permits tomorrow anything would happen anytime soon. Maybe next year, but I really hope I’m wrong.
Yup! Per the article, leases were extended through June so we will see what happens in the next 2-3 months
100% and I also think that the developer it’s not making a big deal about it because of their financing, interest rates and construction pricing.
OK people, settle down. After my post earlier today, I got some news from a that wasn’t great, so I waited a bit, and the
came back with better news.
This development is happening at some point. Mostly being delayed due to interest rates. Tenants have extended leases out of courtesy.
Not all hope is lost!!
Personally I’m okay with waiting. I don’t want every square inch of downtown under development at the same time. It’s not like we aren’t having any development happening on the west side of downtown right now.
Eh, Glenwood’s just got a whole bunch of plans and nothing happening besides those little bar expansions. Even if something smaller like the Alexan would kick off that’d still be nice.
In the greater Glenwood South neighborhood, we recently had a hotel completed, and have a condo that’s nearing completion. Smoky Hollow phase 2 isn’t even fully occupied yet because it’s that new. At the very south end of Glenwood, OneGlenwood and TwoHillsborough are also practically new. Around the corner 400H is topped out and the massive RUS Bus towers will be coming out fhe ground soon just a few blocks to the south in the Warehouse district. The activity is more than just some little bar expansions. Yes there is more teed up, up and down the district, and I certainly don’t want everything happening all at once so that we can’t even enjoy our downtown due it just being a construction zone instead of a vibrant urban neighborhood that will activate the streets and give all of our new businesses a chance to thrive.
I bet his lender has heartburn with recent bank issues/rate increases and it’s easier to blame the City than say we can’t get a loan at desirable rate to make the project work.
Have another the confirmed my last post, that the “hold up” is effectively just waiting for rates/costs to settle down. Project is still very much intended to be built.

The Creamery is the NEW 400H…I just hope that they also are able to mirror the actual brining it to construction, even if its 2 years later than announced…Happy Monday!
I’ll be real, until the City imposes some restrictions on the fucking massive parking podiums, I hope this thing never gets built as-designed. UGLY AF.
