Hillsborough Street Mixed Use Projects Near NC State

Are there any amenities planned for this thing?

Looks like there will be a fitness center, some ā€œstudy spacesā€, and a pool on the roof. No retail.

Reflecting back to my college daysā€¦ I was broke as a joke. So a bunch of broke college kids will bring a lot of residents to the area, but not really a lot of spendable cash to be spent at local businesses. (Unless they put in a DGX there, then they would rake in the mola!)

Thing isā€¦ thereā€™s already a LOT more than just broke college kids living around this future development that could and absolutely would patronize useful retail/businesses that could lease here. What a god damn WASTE!!! Long been sick of these giant walls of cheap apartments not even contributing to the pedestrian experience in the slightest.

Iā€™m just going to say this even though I know itā€™s an unpopular take but ā€œunfortunateā€ realityā€¦ not every housing development needs retail. The last time I rode along Hillsborough St., Uncommon and Stanhope had many vacant retail spaces. If there is barely any demand right now, why add more just to add to the number of vacancies and waste money?

Youā€™re not wrong. Also, Hillsborough St seems to have almost nothing but fly-by-night, generic retail that comes and goes with high frequency. I get the demographic influences this, but Iā€™m not losing sleep over this apartment building not having another tea with chunks shop or shitty fast causal Asian fusion restaurant or generic sandwich place.

I do hear the complaints about Hillsborough Street. There is not much there that makes it a destination. There isnā€™t much reason for somebody who lives elsewhere (whether itā€™s downtown, north raleigh, or Wendell) to choose Hillsborough Street over somewhere else for a night out.

But honestly what urban Raleigh lacks is not Cool Destinations with Character. What we need more of is places that make everyday urban life bearable and convenient without a car for residents. Grocers. General retailers like Target. Convenience stores like 7-11 or DGX. Pharmacies. Fast food.

A critical point about this complex (Corespaces) is that it will have one parking space for every 3 bedrooms. I donā€™t see that it will have a cafeteria. There are a few limited retail options nearby at the Pullen Rd and Morgan St roundabouts, but itā€™s a half mile to Harris Teeter at the Village or Target on Hillsborough - which is walking distance, but it feels long when youā€™re schlepping bags of groceries. So I do think that there is room for more retail here.

When I was in Japan years back, I found urban life to be fantastic, but most of the retail (and prerty much 100% of the retail outside of a few core shopping districts) is generic. Hell, thereā€™s a 7-11 (or Lawson, or similar) convenience store like every 100 yards. A grocer is never more than a few minutesā€™ walk away. Fast food is everywhere. 100 yen shops (basically Japanā€™s version of Dollar Tree) are commonplace. All very generic, very little in the way of character, but it all justā€¦ works.

I think that the demand for retail will increase once this development is completed and other developers will include retail. As of right now though it seems like thereā€™s no need for additional retail space.

We canā€™t even get something on that Two Guys lot thatā€™s still a concrete skeleton. Retail on Hillsborough is tough.

I think if there were more housing for NCSU employees and not just students that would help.

Iā€™d be ok with giant student housing complexes with no retail if they werenā€™t fronting Hillsborough St. But the entire City of Raleigh has a stake in creating a good pedestrian experience up and down Hillsborough. Even if itā€™s not retailā€¦ how about a pocket park with trees and benches? No blank walls!
