What an absolute unit of a building. At north of 1 million square feet, the only buildings I know of in Raleigh with more floor area are the malls. Also likely the largest residential building in North Carolina. Honestly Google isn’t having any luck finding any reference to a single-use residential building larger than this anywhere in the US.

Yeah this is absolutely massive. Almost as much floor area as the 60 story tall Bank of America Corporate Center. I’m not sure how much square footage The Vue is in Charlotte but that’s probably the current largest residential building in NC, and this is almost guaranteed to pass that by a large margin.
Yet zero ground floor activation in this building for that massive amount of new residents to utilize. Such wasted potential!
Vue is tall but the tower footprint is small.
I would not be surprised if Peace (642k sq ft) is #2 in the state.
There are plenty of wood 5-over-1 with massive footprints, and plenty of tall towers with small footprints. There are even a few tall and wide but thin towers as well.
But really, it’s buildings that are large in all 3 dimensions that have the impressive square footage. Massive footprint times many stories, that’s what does it.
Does seem to be a bit of a miss BUT, hopefully these new residents will encourage other concepts in empty storefronts nearby…

Its funny to me that this is unprecendented size because this scale is what I would’ve expected for the 865 Morgan site.
The Amazon Distribution Center in Garner is 2.6 million sf, I know it’s not residential, but I just knew the SF offhand.
865 Morgan was going to be around 450,000 not counting the parking deck.
This could be so massive that it could become a kind of Kowloon Walled City, with people running illegal restaurants, bars, metal fabrication shops and so on out of it.
Here come the brothels and illegal “dispensaries”.
