Hillsborough Street Mixed Use Projects Near NC State

Rally House and Qdoba (IIRC) will be going in. Hate that we never got a 2nd floor bar/restaurant here. At least something is happening after all this time though.

Yep. I will never go to either of them, and I was hopeful for something like you (and they originally) mentioned. I’d love to have seen the Alley stay and Target go in this space instead of course. But I agree, happy to see literally anything after all this time.

Qdoba is a strange choice with Guasaca, Coco Bongo and chipotle all next door.

Not to mention all of the Qdoba’s that used to exist in Raleigh have shut down.

The business isn’t entirely dead. They’re still in Apex, Cary, and Knightdale. Just opened stores in Charlotte and Concord.

They should put a Mezcalito in there. They’ve spread everywhere anyways :joy: but at least they’re local.

I feel like a lot of these developers (such as the ones of the new complexes in the Crest rd area as well as Clark/Horne st aren’t considering that some students prefer living in a house/townhouse over a crappy student housing complex that’s overpriced. It’s sad that so many houses and townhomes that students live in are getting destroyed for these bland buildings but what do I know. There are so many over priced complexes but some students prefer other alternatives for less money by campus, such as renting a house.

I wouldn’t call these crappy, a lot of the student housing on Hillsboro looks about as nice as many other budget apartment developments you see across the country.

Also renting out a house by state means renting a housing in one of the nicest neighborhoods in the city it is pretty expensive. You are paying by almost the same amount per room for a houses that are 50 years older than the newer apartments.

Also there are still plenty of houses to choose from if that’s what you prefer

I paid almost 100 less living in a house off campus than student housing in the same area, especially with student housing getting increasingly expensive when I was a student less than a year ago, many students I know currently living off campus on Hillsborough street (hub) are talking about moving out for the next year to find a cheaper house because it’s not worth the cost for what they say they offer

I can’t imagine most people at that age would expect to be living in these brand new apartments with the amenities, and it certainly wasn’t what existed when I was in school (back in the 1800s), yet they keep building them so I assume there’s a demand.

If you were the 1800s, I was the 1700s.
Back then I just lived in a dorm with exposed radiator pipes that would burn a tattoo on your arm if you bumped into it, and the “AC” was your window and a fan. We also didn’t have doors on the toilet stalls in the shared bathroom down the hall.

What is rally house?

Qdoba is good but a strange choice because it’s essentially chipotle?

NC State sports branded stuff

A national chain of stores that sells local (relative to each store) college and pro sports merchandise. For here it will be Wolfpack and Hurricanes gear. I don’t see it being a true competitor to the Red & White Shop due to its location on Hillsborough Street.

I mean yeah that’s exactly what I’m saying. Saving only $100/month for what I’m assuming is an older home vs a brand new apartment seems like a fair discount to me.

Ironically if we want rent in single family homes to be cheaper we should build more of these student apartments. There is clearly a ton of unmet demand in this neighborhood that will only be able to be satiated by denser housing bc there is no more room for single family homes.

We have a huge student housing shortage north of state. When I was a student at state I wanted to live in this area but it was much more expensive than down on Avent Ferry

i was curious about how prices down Avent Ferry have been impacted since that is where the majority of students used to live in ‘00s. Has the large amount of housing on Hillsborough street reduced the number of students in SW Raleigh?

I was lucky enough to live in a House on Madian Lane for part of my time and although it was old with no central A//C, its location made it a much better experience than living in newer housing in SW Raleigh. Now students can get the best ot both.

I never noticed this little detached section at Bagwell and Hillsborough… what is that? The penthouse/Executive student suites?
