Hillsborough Street Mixed Use Projects Near NC State

So my hope is that they just sell off the entire plot in a few years when more density and mixed-usage is warranted. Could be a win/win.

The DoubleTree hotel off Hillsborough St. now has a construction fence up around it. Isn’t the plan for this lot another large college apartment complex? I guess this will be kicking off soon.

Yeah but the DoubleTree was an auto-oriented relic better suited for the side of I-40 than Hillsborough. I’ve got plenty of opinions about “luxury” student apartments, mostly of the “old man yells at cloud” variety, but it’ll ultimately end up being an improvement for that stretch of the corridor.

Oh I know man, just sh!t-talking. But if they include zero ground floor street activation it’s still a lateral move, for me. Need better connection to downtown proper and a lot of the BS they’re putting in on that stretch of Hillsbro is not only ugly, but also adds nothing to the walkability of Hillsbro

Again, they easily could have kept the Brownstone/Doubletree building (which for its poor site plan and age, is nonetheless quite substantial) and built around it.

Hotel rooms can make excellent dorms/student apartments. Barring major structural issues, it seems like a shame.

NC State has dorm rooms that used to be hotel rooms. It’s not without precedent.

It was actually part of the master plan for the apartment development there like 10+ years ago to have townhomes here. Wonder what took so long.

Do you know if these are going to be student oriented townhouse or more million dollar luxury units?

I would think students, no?

Unless they inherited the land…I imagine they won’t be able to deliver these for less than $450k… or rentals at $2500/mo minimum?

If they build them as 4 bed/4.5 bath, I can see them working as student housing. First floor is living, dining and kitchen with laundry and a half bath, then two more floors of equal sized 2beds/2baths. Do the whole thing in 1800 square feet & no garage.
