Holiday Inn and New Indigo Hotel

If I were building something there I would not want a hypothetical building opening in 2029, to be dependent on a parking ramp built in 1969.

The lot is, however, big enough to build a building with proper integrated parking, albeit not with maximum efficiency.

Once it’s remodeled and becomes Hotel Indigo, it will probably hang around for about a decade, then be torn down for redevelopment. The hotel currently has 203 rooms, and I’m sure the city doesn’t want them to be unavailable for 3-5 years. Once Omni is complete, we will probably start seeing some new (or reintroduced) plans for the site.

The state government may also become involved since they may want a place for visiting dignitaries to stay in downtown. Though the surface lot across from the Governor’s Mansion is planned to become a place to host dignitaries, which might include a hotel. When the Prime Minister of Japan and other dignitaries came a while back, they met a the Embassy Suites off 70/540, which is just a few minutes from RDU.

Food for thought. Nothing lasts forever. It’s a good central location and for now I will be happy with a renovated hotel versus a rundown hotel or a parking lot.

Oop another surface lot is expected to be replaced with something valuable. I’m all for it, I hope the complex is nice and doesn’t make dignitaries immediately regret their trip lol

Is that still in process though? Last I saw any hard reference for those plans the state budget was allocating planning costs in the 2022 state budget. I know the state now functions in secrecy with zero oversight but since it’s been so long it’s possible those plans are dead.

Worth noting that the results of the election may have changed the legislature’s appetite for a shiny new home for the Governor’s office

Last major reno of this building was 2003. They did stuff like replace the windows and elevators, and significantly overhauled systems like sprinklers, electrical, and plumbing. That is what it needs again, perhaps not quite as deep but it’s going to be more than a typical re-brand where they just replace fixtures, furniture, and finishes.

The kind of work needed tends to be expensive, so I would expect approximately a 20 year (or more) extension of useful life.

As far as I can tell poking around online, they don’t have any room reservations available. Is this happening now? That’s interesting if it is. We haven’t even seen renderings.

Edit: Axios is reporting that the hotel is already temporarily closed for the renovation, and that more information about it would be shared by the developer in the coming weeks.

Tearing down a building is not the energy we need. Renovate, get that rooftop bar vibing as it should be, and carry on

I do think it is worthy of historical designation as there are only a handful of these old hotels left. It was Raleigh’s tallest building for 8 years and has been a landmark on the skyline for decades. This video was done in 2022 by the N & O. https://youtu.be/Mt2iAMAmDN8
