Driving down South Saunders last night, and it was dwarfed by Pendo. But, I remember it commanding the heights in its day.

So, yeah, new day. New heights. And, land value inching upwards.

I don’t think some fun lights would have been enough to save our Holiday Inn. Although, when did they stop lighting it up with the snazzy green lights?

How does Durham do Downtown zoning? I don’t think they have the same ridiculous default height zoning schemes.

It’s a mixed bag. We have three levels of zoning in the downtown area depending on centrality/adjacency to residential areas, where height tapers off (50 feet, 100 feet or 300 feet).

In the densest zoning, buildings are limited to 300 feet in height without provisions. The height is listed as “unlimited” with provisions, and developers can get bonuses for the following: historic preservation (45 feet), providing at least 15% affordable housing units (60 feet), green roof or stormwater capture (15 feet), extra material articulation via depth/recesses or a certain percentage of metal or masonry used on building facades (30 feet), providing public parking (30 feet).

So I guess in theory, zoning maxes out at 480 feet in Durham, but I have yet to see any developer actually take advantage of these bonuses or push for more height. All three of the tallest towers in the pipeline are 27-30 floors, just a tad under the 300 feet of height allowed by default.

i think i bought my first pack of cigarettes from a machine in that building. it was nice while it lasted but needs to go. i would still make it taller and round though for legacies sake. Phallic architecture - Wikipedia

So maybe I was the only one shocked to learn this was Raleigh’s “last” circular building.
We had more than one? Where was it? Or are they counting Harrelson Hall?
I had a strong negative reaction to the posted rendering. They have to do something other than a big rectangular glass box, right? Some kind of something multilevel at the top, or like a crazy domed rooftop lounge or something? So that it’s not so boring?

Not sure if these heights are 100% accurate but looks like this one will be a shade shorter than 400 and 301.
