That’s my part of town. It doesn’t seem to turn over that as fast as I would have thought as you still meet some long time residents here. There still remain some empty lots (privately owned) for new construction and some larger homes that sit empty, perfect for duplexes or tris.

Gentrification is certainly happening but Raleigh doesn’t seem to have that aggressive, rapid change over that some other cities are having.

Hey Leo, I think my naming convention confused you. You live in “Center South East” and I was writing about “Center South”

Good stuff James. Your Center South area corresponds very closely to the boundaries of the Dix Edge Study.

I have a current draft of the DE study report and it provides some interesting info that seems consistent with your findings.

One of the most interesting (to me anyway) is that population growth in the study area has been pretty stagnant over the last 10 years at a rate of 1.2%. Less than half of the overall city rate of 2.8%. I suspect the rate of population growth in the study area could be on the verge of explosion. It’ll be interesting to see what the growth rate is over the next 10 years.

The DE area is primarily a renter occupied area with 60.7% of housing units being rented.

A small number of property owners own a high percentage of the residential properties.

Sale prices of homes in the overall area have increased by 159% between 2015 - 2019.

Sale prices of homes in Caraleigh have increased by 176% in that same period.

You may have seen this already, but there’s a new home (unbuilt) in Caraleigh Commons listed at over $1M.

Wow! $1,000,000 for that area seems super high! It really feels like an area that the rest of Raleigh totally forgot about until Dix came on the board.

It is just full of stuff people would call naturally occurring affordable housing.

But, the pull of Dix Park and other areas near downtown becoming even more expensive is pushing this area up.
When I saw this graph it makes you think, wow this area is becoming so expensive! But, in reality these way up prices would still be rock bottom for Boylan Heights or other close in neighborhoods.

It make me think about old councilor Stef saying that older homes in her neighborhood sell for an “affordable” $300,000 to $400,000 and younger couples can fix them up (so they don’t need duplexes to be legal). That is what the really nice homes in Center South cost.

Yeah, $1M is super high for the area, but it remains to be seen if this house will actually be built & sold.

I guess it is 2x the size of their other houses so 2x the price maybe makes sense.

Yeah, I get that, but it’s still $1M on Maywood. I’d rather spend similar money for a similarly sized house in Boylan, which is more walkable.

Looks like one of the newer residents on Bragg St. had a pretty eventful Friday afternoon in front of their house. In one of the videos you can hear the guy on the phone with the police saying “we have called multiple times.”

I resisted the call to the dark side.

Just watched a cinderblock delivery at 401 Alston St today. Looks like a more formal beginning to a project that has sat for awhile (possible permitting/subdivision delays?)

Including a SFH going in Walser Pl (or Camden St. depending on what map you use), there looks to be 5 structures.

This is the same developer currently building 4 townhomes off of Nottingham Rd. Excited to see some more infill action in Olde East.

Nice, we have been waiting on that project for a while now. Depending on the final square foot of each house, I’m sure they will sell in the $500k range, I’ll try and grab some pictures at lunch.

I just saw this peculiar house for Sale on S. Bloodworth St. I’m not exactly sure what the builder was thinking, but the garage is pretty decent sized for downtown. They should have provided more pictures of the garage and its’ interior space, that’s the selling point for me.

True, agreed. Path of least resistance to add the additional sq ft to the original bungalow.
There’s a coupla mod-boxes across the street from this one IIRC so maybe it’s intent is to keep up with the others…? :relaxed:

Shit like this is why modern design gets a bad rep… Minimal, cleaner design really requires skilled composition and a thoughtful relationship of forms. There are too many knock-offs by untrained designers that skew public opinion against contemporary design. There’s all kinds of awful stuff popping up in Durham too.
