That little green area could easily be a large rain garden. It’s currently not serving any purpose and adds little value to the area.

The grassy area next to the Fairweather? We had a sizable quote for very nice landscaping but it wasn’t a priority vs establishing a solid financial foundation for the Association. The other challenge is that it’s a Duke easement, so there are limitations to what you can do, and if at any time they need access, the damage to the area is not their responsibility.

I cannot overstate how massive this parking deck is gonna be from the street level. They’re supposed to do a good job of integrating, so it’s fine. But just seeing all that purple up close and the footprint puts it into perspective.

Yeah it’ll definitely be a huge parking deck but I personally like this project. It would be nice if they had a green roof or some sort of park on top of the deck to make it more valuable though.

Edit: @JonathanMelton are there any plans on the books to require substantial bike parking for large developments? Given the increase in bike ridership numbers and planned infrastructure improvements.

Under new parking maximum rules if they build too much they have to include bike parking. Otherwise, no requirements, unless it’s a rezoning request and we ask for it. A lot of new developments are including it anyway though because folks want it.

Jonathan, is it true that commercial construction loans sometimes incentivize or require parking in the development? My guess if this is true, is that it hurts the appraised value of the proposed project if there is “too little parking”

Yes. I’ve been told lenders still require parking to finance a project. Which is partly why we haven’t seen any parking-free projects and also why the concerns about “Raleigh eliminated parking!” are misplaced (and misinformed).

Oh my gosh. Coming into DTR via Salisbury Street today and seeing Capital Square was such a WOW moment. It definitely plugs up a hole in the skyline.
