That may be, but then all of the buildings I’ve seen go up downtown in the last 14 years are all deficient in their schedule. Because this is flying up by comparison.

I’ve seen them slowly move along on the foundation when I walk by, instead of taking pictures from my armchair in the clouds. Hoping you’re right and this is more work on that.

I’m actually a little excited for this deck because it’ll connect the building to the rest of the block, plus it has some cool amenities on top. And it’ll likely go up super fast since it’s precast and this project is already known for its speed.

Most of it is because of the design approach to the facade.

The precast concrete manufacturers were in our office today for a lunch&learn and used this project quite a bit as a case study. It was a Design Assist contract, which means that the precast manufacturer was committed and involved from very early on in design, essentially taking the facade all the way through to the final fabrication drawings while the building was still in design. (A more typical process it that the architect designs the facade and documents the design intent with input from the contractor/manufacturers, the project goes through bidding, a manufacturer is chosen, they prepare shop drawings and coordinate any changes that need to be made, and then the panels are fabricated). Design Assist can shave 3 months off of the construction schedule but we have very few clients in our region that are open to doing it.

The other thing is that this project uses a lightweight precast facade system that integrates glazing, insulation, and the vapor and air barrier into one panel and eliminates a shit-ton of on-site labor. This is a pretty new system… they’ve only used it on a dozen or so projects.

If I was disappointed in RUS building, and I am, CapSq is exceeding my expectations.
I think not being in R’wood, it is hard for me to grasp the way the southwest side of town in changing.

I always enjoy your top down views.

These folks are going to have some most excellent views - many of them protected for decades to come.
I’ve been dubious about this location, with the rr/stroud/sub station/storage bldg, and dark underpass, to name a few ( :innocent:) but it is going to be a great looking building. I look forward to seeing what the residents’ impact is on the area.
And those Views!! @dtraleigh we should look at buying a place just for a club house!!
