Amen. On our walk Sunday we paused at the N. Person District and talked about how Portland is filled with neighborhoods like this with appropriately scaled retail at/near corners, and how rich those neighborood expeirences are.
IMO, this sort of development should be our North Star for neighborhoods primarily just outside the downtown proper boundary. This is what a transition area should be, not our current understanding of one that diminishes downtown proper.
