Yes, this will likely be approved. I’ve spoken with the Raleigh Planning & Development rep on this project and he says it is likely to be approved. The original hotel plan for Nash Square has likely been scrapped and the property owners are just trying to maximize the sale value of their investment so they can flip it. (The Raymond Group, Downtown Lodging LLC, are out of Madison, WI and mostly develop boutique hotels.)
I hope if people at least want to see the 217 W Martin property (aka Berkeley Café) remain, they show up for the virtual meeting. It seems a shame to tear down a 100+ yo building with a viable business for just a small slice of land. Especially since they’re out of town developers who are just looking to make money and move on to something else.
This would be a great place for a boutique-ish hotel. Bar overlooking the sq would be awesome!

The Nash Square Hotel is no longer and the property is being sold to another developer.
The third Planning Commission review meeting for the rezoning of 217 W Martin and 3030 S Dawson is Tuesday, June 28 at the Planning Commission meeting, 9am. The rezoning request is for the 2 properties to be zoned DX-40-SH-CU. The resale is likely contingent on the rezoning.
In other news, the guerilla garden is looking great and things are really starting to bloom. Take a stroll by and check it out sometime. You can grab a cold drink at the Berkeley and enjoy it at one of the garden picnic tables.
This is such a great location for a hotel in my opinion, looking out on Nash Sq, in between Warehouse and Fayetteville.
Was not in love with this project at all but I am pretty mad they came in and demolished a block of nice buildings that will now sit as a lot for who knows how many years.
I am just hoping the new developer isn’t a jackass and preserves the Berkley Cafe building. It was initially slated to be demo’d…… not designated historic. Completely maddening….
true, it was a sad design. This spot calls for something special. We only have the two viable public square of the orginal 5. (Union, Burke & Caswell are unlikely for commercial developement). Nash wld be a good place for the Kilmpton folks. But guess they are committed now.
