Fair question. I didn’t include it for these purposes since this was meant to reflect tower projects of 10+ stories, also very arbitrary. I guess I’d put it around 9 or 10? I haven’t seen anything else about it since it was announced, but it hasn’t been very long.
I went to the Martin Street/Depot rezoning neighborhood meeting last week. This is just a clean-up rezoning to bring in one sliver of a parcel into compliance zoning wise. While this rezoning will put them behind by 6 months, I do think this is a 5 year completion projection. Anticipated build start time is 18 months. No changes to the project. Preservation of the Depot and adjoining warehouse buildings and rebuild of the remaining site.
Thanks for the info, good stuff. I had to go back and make sure I hadn’t included it, but that was only because I hadn’t seen any renderings or confirmation of their plans outside of the rezoning. It does seem like it’s got some good momentum behind it.
It’s interesting to watch pockets of South Raleigh develop and how roads, topography, and rail lines are creating geographic barriers.
I think it’s really great to see development shape in each of these nodes with a specific identity to each as they develop. It creates a patchwork that will eventually come together to create distinct areas of activity. This is something that NHills won’t have and I think this is what creates real livability in a downtown core.
If the city could finally get some traction on BRT West along MLK/Western it would have the potential to facilitate movement between either side instead of dividing North and South.
I’m not sure what the plan is for the 2 city-owned parcels between Dawson and McDowell (on either side of peace) are but either would plug a huge hole.
Also worth noting that City Gateway would go right up to MLK (at a right angle with McDowell). And I believe there’s potential for Heritage Square to take over the Dawson interchanges, turning it into a square loop (à la intersection of Peace and Capital).
