No, just a small storage room and a utility closet in the basement. Just the one 1/2 level of parking on the ground floor.
I donât hate this⌠I think it actually looks pretty good. I love that they appear to be going with brick. Looks like pretty tall floors, which is great. Obviously wish it was at least a story or two taller. But I think it will fit in nicely on peace⌠and wonât look dated years to come.
I hope starbucks moves into the first floor and they do something new on that lot as well!

I couldnât agree more about the building being brick. While itâs no architectural masterpiece, at least it isnât EIFS like Revisn. IMO, its appropriate as DT proper transitions to the SFH neighborhood on the north side of Peace. I can imagine this sort of scale & massing for all new redevelopment projects projects on both sides of Peace from Glenwood to St. Maryâs.
My hope is that the property under that McDonaldâs becomes too valuable for the owner not to redevelop, though I think thatâs a pipe dream.
Those balconies on the back are just going to stare right into Paramount, right? Like, are they gonna be able to touch?
Actually they wonât be that close. The Paramount building is about a dozen feet from its side property line, and this project recesses/steps back at its rear per the rendering. My guess is that there will be 30 feet or so between windows/balconies. Also, nearly half the height of the new building will be facing garage levels at the Paramount. Good for both buildings is that there are maturing trees between the two buildings already.
The Paramount property line is on the far side of that sidewalkâŚnot sure exactly how far beyond it though.
The developer for the new building will have as much vested interest in retaining the existing growing buffer at the property line for their residents, as there is for the residents of the Paramount. When this project was a hotel, there was probably less concern about the privacy between the two buildings since hotel guests care less about such things.

I like this project. Seems like solid infill.
Hard to tell from renderings, but I think I like the new color scheme more than the older one. I think the lighter element behind the 615 Peace sign works.
