Hey, can you explain how the rooftop is going to work? It seems as if there are private terraces for the penthouse units, but also some spaces that look to be shared. Is that true? Also, will the main elevators take you the rooftop, or do you have to take a stair up there?
Never mind…I see that they’ve updated their website with a rooftop plan. Both my questions are now answered!

Surveyors were onsite this morning. I wonder if this one will get started soon. Anyone have any info on the construction timeline?

Just looked at the website. 7 units have sold so far. It’s interesting to me that the 2, 2nd floor units that have sold, both face the Paramount. I think that I would have done the same if I were a buyer on that floor. I’d want the large outdoor space, and the quieter “forested” space behind my house.

I’m buying one of the top floor units and the last email I received just before Christmas stated they planned to have construction starting early this year but didn’t give a firm date. The timeline for my unit to be complete is early 2022.

Do you know the construction type of the bulding?

From what I was told a couple months back the first level with parking and retail will be concrete & steel with levels 2-5 being wood.

That said, I doubt that they’ll break ground until they get a few more under contract.

That was my thought as well, they did just get a 7th unit sold in the past week. My thinking is once they have 8 under contract we might see more activity.

Not that I know their financing arrangement, but typically lenders require a certain number of units under contract.

I asked about that when I spoke to the sales agent and they mentioned the bank wanting to see 8 units sold but the agent also said they were ready to start construction even if 8 units hadn’t pre-sold. FWIW in the last update I received they did say a general contractor has been hired. I wouldn’t imagine they would spend the money on hiring a general contractor unless they were about to break ground. Guess we’ll know soon enough. I know I can’t wait to see dirt moving.

Ah, our process that’s coming to a close after 2.5 years is just starting for you. Hoping for the best! I think your build should be much faster. :four_leaf_clover:

Well, it’s both a smaller project & primarily wood construction, so it should be faster.

What’s happening at the corner of Peace and Glenwood, at the Peace Street Inspections Center? There is a big CityPlat sign out front, but I can not find it listed on their website.

Undisclosed at the moment, but apparently it’s another project from CityPlat (which is also doing the little triangle parking lot by State of Beer/Bloc 83).

TBJ did an article last month with some information on it:
" This week, partnering firms CityPlat and Modalia Capital of Bethesda, Maryland, closed on the $1.5 million purchase of 701 Glenwood Ave. with plans for a total redevelopment of the property. The firms are currently in talks with a few “national tenants” and said they couldn’t disclose those plans until a deal is finalized, assuming one is. No matter what will be developed on this site, we feel confident it will be a huge success because this is a prime corner and a phenomenal piece of dirt,”
