I wonder if the bars/restaurants on glenwood south will ever extend north, past peace street, maybe to five points? I know right now those are mostly residential houses, but so was glenwood south at one point.

Seriously, how many bars and breweries does one street in a city of less than 500k really need?

Well, the city only has 500k but the MSA should have 2+ million :wink:

No - they won’t. There is a historic district – plus a special overlay-- in place for that neighborhood that will never let it happen.

If the project is mixed use with housing, you can bet that there will be a roof deck, but it likely won’t be a bar or a public place. It’s more likely to mimic what 615Peace is doing for its residents. The views from there should be pretty darn good. Not only will they overlook Glenwood South, but it will have a nice DT core view as well. Then they have to hope that the strip of land from MoJoe’s to Hampton Suites and Inn stays fairly low rise development.

That corner is zoned NX-3-UG. The article a little bit ago said that the developer wasn’t going to rezone and implied that they were looking at a mostly retail development I think?

The north side of Peace is a transition zone, so the NX-3-UG doesn’t surprise me. What does surprise me is that the developer isn’t going to ask for a rezoning. Frankly, that’s shocking to me given the wave of recent requests and approvals.
Several years back, a row house development was proposed: not terribly unlike the 3 floor+roof deck ones we see popping up everywhere. I can’t remember if that project included some sort of first floor retail facing Peace or not, but I do remember liking that proposal for much of the strip of land from Glenwood to almost Boylan.

I really did like that project for that location. I would have liked it even more had it gone the full length of that block on both its north and south sides.

Thanks, @mike. I was thinking there was a plan for condos or townhouses on this block before one of our many boom/bust cycles.

Looks like they’re prepping for construction. Got the requisite orange fences and gray entrance rocks…

I know it got scrapped but the stretch of Peace St from Glenwood to St. Mary’s could really use a face lift.

Agreed, and this is something that I was counting on happening when chose to live there. In time, it will come. It just might take another decade.

Another one under contract this morning. Selling quickly. Also another Clark st townhome under contract. Those are starting to move. Several have sold this month.
