Peace Street Condos

Thanks for the update!
I really do like the Clark townhomes…just too rich for my blood!

Why did it get scrapped?

Not sure where to put this, and maybe it’s old news, but this property across from Mellow Mushroom just went up for sale.

Didn’t get to snap a pic of the sign, but I’m pretty sure it said For Sale.

They just paved this and I just know it was all a waste given the fact it’s going to be removed for houses or townhomes

There goes the easiest inspection place for me. I used to be able to drop off the car and walk back home in 2 minutes and wait for them to call me when done. Oh well…
I’ll get over it.

It’s been up for a week or two but it’s curious because when CityPlat purchased the land they were quoted with their partner as having plans for it imminent. Maybe something fell through or they’re putting feelers out there for a better/quicker ROI on a sale while they plan.

Another 615 Peace under contract today. Market is strong for well located residential it seems. I hope Nexus and it’s lenders are paying attention.

How many is that now?
I agree that it’s well located. Of course, since I live next door, I’m a big fan of the location.

On their website, it looks like 11 of 24 units have sold.

what type of crane (if any) do folks think will be used for construction?

I knew it had to happen but I’m sad to see the big evergreen go. :sob: :evergreen_tree:
Also, they need to bury those power lines. I didn’t see that in their renderings.

In that case we’re getting the high voltage lines that wrap the Fairweather burried as well!

They “bushed” those up. :deciduous_tree: :deciduous_tree: :deciduous_tree: :deciduous_tree: :deciduous_tree:
I have been hearing about burying the power lines for more than a decade; I’m not holding my breath. The lines don’t go in front of my building (they are on the side of street), but I do have to look at that god-awful Revisn hotel.
With 615 Peace pulled to the sidewalk, the north facade is really close to those lines.

It looks like they might be up to 13 units sold if you go by Zillow. If Zillow is accurate it looks like the 8 units on the top floor have sold out. I also spoke to the sales staff the other week and they were floating the idea of a sizable credit to entice buyers to purchase the 5 units that will not come with a park spot. I’m curious to see how that goes. I’ll reach out to find out about the power lines, I really hope they plan to bury them.

Parking spaces are easily worth 20 grand a piece, if not more.

You are correct. That’s how much they were suggesting as a credit for the buyers of the non parking space units. It’ll be interesting to see if that’s what they do or come up with another plan.

I was being conservative with that number.

I just can’t wait for a wider sidewalk what will need to be built.

Any apartment parking deck around this condo that accepts non-resident monthly parking? I know someone in my apartment complex that parks in the Lincoln Apartment parking deck as a non-resident.
