Possible New Development Locations and Projects - Rezonings

That TBJ headline has me laughing: “New 40-story rezoning in downtown Raleigh will test City Council” yeah, testing to see if they’re now overrun by idiots, I guess? Where else do 40 story buildings go besides literally smack dab in the middle of the city on one of the busiest streets?

Hah yeah I think they were trying to create some drama with the headline for sure. Mostly since this’ll have to be one of the first cases before the new council that they all sit for? Someone please correct me if I’m wrong…

It’ll be interesting to see if this new council is a council of NO (part deux), pro-development, slow, or somewhere in-between all of that.

Particularly since there should be no objection to 40 stories on this lot. This is a fine spot for a big building.

Plus, say they put in conference rooms or a hotel… the RCC is right across the street

Potentially my least favorite surface parking lot in downtown. Between this and the (abandoned?) rental car place, it’s such a massive lot and surrounded by bigger buildings.

Can’t imagine there’ll be much objection, but……

Well here’s my big “Let’s see…” - there’s a lot of speculation both here, and on the Raleigh subReddit, that many rezoning requests will stall at 4-4 votes… but uhhhh, pretty sure these requests can’t just “end in a tie” - something will have to give if it does, indeed, come to that too often…

The tie to Nexus was mentioned by @Francisco shortly after that

and Mike wanted to move the Nexus building down the road to this property :joy:

This will be a great case to see if there’s ANY hope for future rezonings, because there’s really no reason I can think of for why this shouldn’t be fast tracked to approved. Too bad there aren’t current development plans.

I’m taking no chances and calling them the council of NO. They doesn’t need to be affordable housing in a business district. Also Mary A Black finally blocked me on Twitter :joy::joy::joy:

Well, now you’re unable to engage with her on that platform going forward, when she’ll actually be in office and directly involved with issues you’d likely want her to hear your thoughts on. Not sure that’s a great accomplishment for your goals of keeping potential NIMBY councilmembers in check…

Was the 40+ Story rezoning request for the Enterprise car lot approved yesterday? I can’t see why on earth not, even with the new council. ‘casting shadows’ on convicts doesn’t seem like a big concern. Hell, the City should have just said, drop the height limit for this parcel altogether. 40 stories is just arbitrary in the downtown core. Why are we going to make say, First Citizens, should they ever decide to come back downtown & want to build a 60 story tower…have to go through this nonsensical approval process to approve something we should be thrilled to have built?

They didn’t have a meeting yesterday. Last Tuesday’s meeting was the last one with the old council, and next Tuesday the new council is inaugurated and will meet.

it is ‘40’. There is no other height that I’m aware of Raleigh offers…which is partly my point especially as it relates to the City center. Who cares is someone wants to build a 90 story tower? 40 is an arbitrary number. Look at what Austin is getting…
