Next City Council meeting agenda has an item that this developer is asking for an extension to their review process… for something. Honestly, so many twists and updates - I have no idea what the current proposal is. Still 30 floors or was that cancelled by the “neighbors”?

I see they also are now offering $1.2 million to the city’s affordable housing fund! Seems big and hopefully a good sign.

Maybe they’ll propose the tallest tower at the south end of the property where the grade elevation is the lowest, and then taper it down as it ascends the hill as a good will gesture toward the NIMBY’s?
Unfortunately I think that Silver has to recuse himself from this one.

I can’t even tell if they are still submitting for 30 floors or if they are going for 12 floors. I would assume the $1.2 million is to sweeten the pot to go higher, but its still worded confusing.

Can somebody explain how these contributions work? I’m generally against Affordable housing requirements, especially if not funded, but I guess there’s worse things. But is this $1.2M conditional on the rezoning? Or the unit count? If the former, that leads to some really bad incentives for the council.

I’d guess that just like The Weld and Rockway popping up around Dix Park, we’ll see the same here with Smoky Hollow Park in the works and construction kicking off in 2026.

The only application in progress is rezoning so the $1.2 million is tied to the rezoning passing. Why is that bad?

Similar to how when developers wanted to go up to 40 floors elsewhere and offered money for Affordable Housing. This seems pretty common instead of or in additional to providing units within the buildings.

Easier to get financing and lower interest rates.

My concern is that these are more or less “bribes”. That without the contribution, Council would deny the rezoning. Or that Council is incentivized to use a rezoning application as leverage to get more contributions out of a developer.

I get that it’s going to a good cause, but these sorts of things make it difficult and expensive to navigate the development process, especially for non-local developers or smaller ones. It’s a discretionary decision that ultimately has no bearing on whether 30 stories is appropriate for that lot.

I’m a lot less skeptical of it when it’s tied to unit counts, as then the requirements are upfront and not discretionary.

Edit: To be clear, I’m not super knowledgeable on this so I’m totally open to being proven wrong.

I look at it as give and take. The developer is allowed to build by right with the current zoning. If they want something more, the city can ask for something more. The developer’s goal is to make money, the city government’s goal is to represent the public’s interest. Seems fair to me.

Anyone have access and know what the developer, Crosland Southeast, have in mind for these 2 plots? Really anything would be great for this area even if it’s not soon.

For some reason, I am able to read the article.
For the first link, all that’s going to be developed is a convenience store with 8 gas pumps. No surprise here since it’s basically replacing another gas station.
This property is across from Sam’s Club south of I-40.
