That doesn’t seem unpopular. Seems the likeliest. I imagine they are trying to gin up the sale price by assuming a taller rezoning.
Super early, but I saw a proposal for 13 stories at Peace and Capital earlier today, mostly apartments. Southeast corner.

I suppose that this allows Kane to build taller on his next phase of SH without having to worry about Zimmer blocking the higher views. I’m trying to find the silver lining here.
It will also be taller relative to Peace because the property grounds sit higher. It will also be nice to not have that ugly ass lot sitting vacant, and at that floor count, it also won’t be a 5 over 1.
I exchanged emails with Zimmer years ago when this was an active rezoning request. I resurfaced that email to ask what they’re up to.
I feel like, at one time, a piece of this included a possible extension of Lane St to West St. (By the city or a developer, I cannot recall…)
With the way the property boundaries line up and you’d have an intersection with a rail crossing it diagonally? I doubt it. Especially after the Alexan was planned.

As I am based in the Charlotte area it is a bit more difficult to keep as up to date on developments in other parts of the state. I know I’m missing a bunch of stuff in and around Raleigh, so I’d appreciate leads to any and all projects I haven’t added yet.

They’re so sad and one of the biggest components of the “wall” between Glenwood and Person.
One of the biggest challenges of these blocks is access. You have 2 one-way streets to get there. Let’s say you’re on Harrington St. Unless they provide some kind of Harrington St access, you have to go down to the Captial Blvd onramp (Johnson) and circle back around to Lane. If you miss the right turn off Capital on Lane, you might as well hang a left back to McDowell and then left on Lane. Same challenge for Mulino.
That said, I am optimistic something happens here to spruce up the area.
Years ago, after Lenoir & South were converted to two-ways, the city said they’d do the same to Jones and Lane. (They never did.) But if they recharged that proposal, that would help the issue you describe, tremendously.
I think part of the issue is that the streets surrounding the GA block are NCDOT maintained, and with how hostile the GA seems to be towards cities, I wouldn’t be surprised if they oppose any change to that block. It’s the same reason you see the bike lanes disappear and then reappear going down Salisbury St.
One way streets don’t matter when you’re on foot.
