You are correct, we used to have several, just plain :confounded:

Advance Auto Parts and First Citizens are currently on the F500 (although Advance may drop after the rough couple of years). We also have Martin Marietta which has been teetering in the low 500s for years. A couple of other F1000s are located in the city limits too.

KC being so low really surprised me. I’ve been there a bunch since my folks used to live there. And the city just feels way bigger than Raleigh.

It’s probably because it has a larger % of old urban development.
100% Raleigh will pass it this decade.

Got this from Bring MLB to Raleigh but it kind of fits here. The Raleigh Durham Fayetteville TV market is FAR larger than Nashville’s and nipping at the heels of Charlotte’s tv market. And yes the Braves consider Charlotte part of their market but I think if Raleigh got a team many would drop them.

So I played around with the tool again to see if I could find a larger population circle for KC and Raleigh. It was easy to find a larger number for Raleigh by going to the Triangle population center we discussed earlier.


It was more difficult to get KC’s number much higher, but I was able to bump it up a bit. Interestingly, the Triangle has a larger number.

I watched a YouTube last night from a local RE YouTuber that showed this chart of the average age of first time homeowners, and that age has shot up since the pandemic. This data may be driving the construction of apartments. Here’s a screenshot of what they shared.

Correct Silicon Valley Bank is a division of Raleigh based First Citizens Bank. FCB specializes in rolling up failed banks because they run such a good bank.

They had to have adjusted previous years’ estimates for Wake to now be 1.23M. Previous years we’ve seen our growth at about 18-20,000 per year, and now they are saying we are up more than double that in one year?
The only disappointment I have is that we crossed the 1.2M in the same year as Mecklenburg. I wanted at least one year we were in the 1.2M club and they were still in the 1.1M club. I know it’s petty, but that’s the truth.
