I think the $14k apartment is approximately 300 feet up from the spot where I ate at a Bennigans in the not-too-distant past.Things can change quickly.
Would it be smart from a long term financial standpoint to build some of the residential portions first (Midtown Exchange)? I believe that theyād be better off starting with the residential phases since the housing market hasnāt been too negatively affected by Covid, unlike office and retail markets.
I āthinkā they are building a lot of the retail along with the 1 office tower right now. Itās just only the office tower needs to start pre-leasing right now. People will snag up the apartment units with no problem.
I have eaten at the Benniganās too. Probably 20 years ago, long before I ever moved to Raleigh.
When can we see pictures of north hills development
It wasnāt too long ago that the parking lot next to Aladdinās, near the UPS store, was supposed to be a high end condo building. It never materialized and I remember wondering who would pay $500K for a condo there⦠Canāt remember why the project was canceled.
I remember that! Now $500,000 for a condo there sounds inexpensive!
Youād be surprised how many people buying real estate in this market right now can afford that. They mostly are building on acreage in North Raleigh, or to the West
I think that the difference is buy vs. rent. Clearly there are those that can afford it, but how many of them are going to choose to rent vs. buying? Time will tellā¦
Also, is this the living area of a place worth $14,000 a month? Frankly itās horrible, and the outdoor space is laughable.
Anyone whose job means they move frequently or someone whoās had a big house and is ready to downsize might appreciate the flexibility and the services baked into a luxury rental. Itās just easier.
And itās the penthouse of a 30-story building, outdoor space beyond a balcony and shared amenities isnāt exactly the key selling point.

Saw an interesting tidbit on the Fenton in the latest Cary Mayor blog post. I know theyāve mentioned all the retailers that are coming, but donāt think Iāve heard any announcements on office space occupants yet. Looks like CAMPO will be moving their offices to the new Fenton development.
Other items unanimously approved included new CAMPO Office Space which will be located at the Fenton in Cary.

I hope we see more like this ITP and out. Pretty decent way to get even more density than traditional townhomes.
This would be located at intersection of Falls of Neuse and Ravens Ridgeā¦just north of Durant Road / WakeMed North and just south of Wood Spring and Bedford.

Isnāt this the same stacked townhouse model used on Person St. near Krispy Kreme? FWIW, this proposal is better looking than whatās on Person.
I like those Person Street ones - the materials they chose are pretty high quality. They also donāt open out onto a parking lot.
