What’s missing around Triangle Town Center in that plan is the development of the other three quadrants. Not sure where the steam for that process was lost.
There was also supposed to be a ring road centered on Capital Boulevard and the newly built 540 which would have gone over to a ‘Northeast Regional Center’ stop on the CSXT ‘S’ line.
It also works very well to connect into the 15 min bus frequency for Route #1. We have transit here today that we need to use / build on to demonstrate success for future investment
Almost guarantee it was financing. They have another vacant parcel adjacent to the Hyatt House they could build a hotel on, in addition to all the land down St. Albans.
This may be tall enough to see from my backyard when finished . Part of me wonders if it will actually happen. It keeps getting delayed and VE’d. I have this feeling it will end up like Soleil but Kane does get stuff done.
He actually has plans for a 12-story office building behind the (so far hideous) Vine apartment building. “Tower 5” will be an additional 300k sq. ft. of office. Think they are already doing site prep for it. I am excited for the landscaping plan, since they are day lighting a creek. A food hall is supposed to go in also at some point. My guess is we will see Tower 5 before JC Penney’s gets redone but maybe we’ll have demo in the not too distant future.
I think the parking lot between the Advance Tower and SunTrust is planned for multi-family but he will probably return to that parcel as other districts get built out and respond to demand.
I agree. I also thought that tower 5 project was started, so I didn’t include it. I would not be surprised if the project next to the Advance Auto Building is some mix of Office, Retail, Hotel, and Apartment, maybe some condos (unlikely), and 2 towers in the 30+ range. As space is running out around there and demand is still high, he is going to want to build up.
I could be wrong though.
Edit: He will also have a few 30+ story towers under his belt by the time this project is underway, after SmoHo 3 and Walter, so he may be shooting for even taller. SmoHo 4 will probably also be in the 30+ range, and there are clearly towers in the 30+ range in DTSORA
35 floors. I thin that is about double of the current towers in NH. I think they are like 17-18 floors. this tower will be huge. And also the elevation is among the highest in the area so it will stand out even more. Smokey hollow sists about 100 ft lower.
Remember though that the Walter is 35 floors of residential. Bank of America and Captrust are 17-18 floors of office. The last document I saw showed the Walter at 386ft. I believe Advance Auto Parts tower and the Walter actually sit at lower elevation then Captrust and BOA as well. Especially AAP which will temporarily be the tallest tower in NHs even though this latest rendering shows it won’t look that much taller then the other two though it’s it’s 2 or 3 more stories. The Walter will look impressive no doubt.
Would have fun if they’d used a tall boy (35+) at Smokey Hollow Phase 3 in the view of DTR.
