Raleigh-area Mall / Life-Style Center / RTP Redevelopments

I’d like to see further development/redevelopment shift inside the Beltline. The area full of low rise office and warehouse to the right as you approach NH from ITB. They can have a ped bridge over the Beltline connecting to the new phases of North Hills where the park will go. Eventually we can have meaningful dense development all the way down Six Forks which will be connected by the BRT leading to DTR. Long term plan, of course.

I think that area is prime for redevelopment once NH gets built out. It’s mostly a bunch of single story medical buildings. All pretty dated.

The city’s actually in the middle of the Midtown / St. Albans small area plan. Looks extremely promising with greenway connections/extensions along the Big Branch Creek there and actually ped and vehicle bridge connection from Barrett to St. Albans.

35 floors of rental residential?

That is a great start, but there should also be a bridge near where the church is. That area will be very center when North Hills is fully built out.

I have a feeling Kane is going to start buying and assembling land south of North Hills, as he is going to run out of usable space.

I also feel like Kane is going to redevelop the Northern area of North Hills where the Panera and Total Wine are, as well as the parking lots and eventually the Gas Station facing Six Forks.

Yes. Luxury studio to 3 bedrooms and penthouses.

Before North Hills East happened, there was supposed to be tallish development at the gas station. But, he got hit with setback requirements. That was early in his empire building, so the situation could change.

I’m still waiting for the promised pedestrian bridge over Six Forks between NHW and NHE.

And, how can we not forget the issue of tax-increment financing which Kane floated for the parking at NHE.

That looks great. I had no idea there was a study done for that area.

I feel like he could get the buildings build now. There was also an abatement issue with the gas station. It was prohibitively expensive 10 years ago, but as the property values are now much more, redevelopment is more likely.

Wow, that’s a very interesting snapshot in time. I didn’t move here until 2013 and didn’t really get in tune with the city municipal scene until recently. To see names like Thomas Crowder and Meeker and MAB and “neighborhood leader” Nancy McFarlane mentioned is very interesting. Sorry, off topic.

I think the view of DTR will be a bit more crisp than this render of the high-up pool on the 35-story Walter. This appears to be on the pedestal portion.

Great picture but the view of downtown won’t be that angle lol. Probably best to use that for marketing purposes though.

I drove by there this morning was On Six Forks Road.
