Yeah, these anticompete clauses have been an ongoing issue for a lot of inner-ring suburban areas as older ~25K sq ft supermarket leases expire and as grocers have shifted to larger 50K+ or smaller 15K formats, making the older stores kinda useless. OTOH, Wegmans is committed to southward expansion of some sort - they’ve broken ground on a new distribution center in Ashland VA specifically to facilitate more stores in NC.
The DC in Ashland isn’t just to build out NC but to make things logistically easier for stores in Virginia. As it is, NC/VA/MD are fed out of their RSC in Pennsylvania and from there to parts of NC/VA can be cutting it close in terms of driver hours. This possibly has hurt Publix in VA/MD as their stores here are fed by a DC in the NC suburbs of Atlanta until their Greensboro DC goes online this year.
Eight hours from Ashland will get you to Atlanta and also puts Charlotte, the Triad, and much of South Carolina on the board. Whether they pursue these markets or drag their heels remains to be seen, they’ve been a bit picky about areas they’ve entered this century.
Saw this today and thought I’d share. They’re putting the Fenton sign up on top of one of the buildings out there. They also had a video on the Fenton FB page of the progress on the Dram & Draught too.

Phase 2 of Fenton which is mainly office buildings will (hopefully) be announced soon. Most of that is to the east of the current phase and will border 40 and Cary blvd so hopefully it’ll also have more visibility

Will be interesting to see how the “water feature” in the Innovation District comes out. The renderings show a pretty substantial river through it, whereas the actual stream that’s there is much smaller. Wondering if they plan to dam it or something.
I think it’s supposed to be natural, the renderings gave off passive park vibes.

I walk through there some time ago. The ‘creek’ that runs through there is little more then a glorified ditch. There was water flowing, but not much.
I remember the hype around this project from years ago and when they found out about the soil issues they scraped it. Sucks but yeah, the weight of these apartments will not effect the weak soil like a 40 story high rise.
Lol, build homes on unstable soil in a flood zone. I’m sure that soil is all sediment from millions of years of hills eroding into the valleys.

Based on the original plans, yes. Disappointing overall? No.
7 stories with more residential is decent but I do have my doubts on how long it will take to build and if they will clear up the area to the Greenway there. Shopping nearby and close to Crabtree which provides a lot of bus connections. Maybe it would push for the mall to do something to redevelop or at least fill the Sears building.
