Well, Glenwood between 440 and 540 is possibly the ugliest stretch of road in Raleigh, so one could say it fits in.
Sidenote, did yâall know thereâs a new coffee spot over here called Fiction Coffee? Itâs based in Texas, and this is their first venture out of the state. Itâs pretty good, I like it!

Your idea of ânot that differentâ is apparently very different than mine lol! Yes, both glass boxes, but the winner looks world-class based on that video while the masterplan study wasnât noteworthy.
On another note: there were separate competitions for the South Hills masterplan and the sports complex. My office was shortlisted for both. We lost the sports arena (wish I could post renderings of the proposal; it was really sexy) but won the masterplan. Our submission for South Hills is very ambitious â a very dense grid of pedestrian-scale blocks. Very walkable, and a much more human scale than North Hills. I was honestly surprised it won, because the usual approach for development these days is to divide a site like this into 4-5 mega-blocks, drop a few 5-over-1s or towers on them, and call it a day. Of course, no way to know if the original design intent will survive once the economics are more seriously considered.
Could be an interesting addition to the Fenton project. Potential 14 story building.
Swung by Fenton last week (yes, itâs open to walk around, and Sephora is open for business) and saw⌠a protected intersection?! The curb protected cycle track has a separate green-dashed crossing and curb island. (Of course, it doesnât really go anywhere outside the site, even though it could connect to Walnut CreekâŚ)
Looks like Cary will actually beat Raleigh to the punch on this - oneâs under construction in front of the art museum.
Apparently several of the stores are open now, and the theater and some other spots will be opening up next week in advance of their grand opening next weekend (June 4/5).

After what seems like 2 years of clearing trees and pushing dirt around, there is a big auger getting set up at midtown exchange. Looks like they are getting ready to build some foundations.
Boxyard RTP was pleasantly bumping today. Very well done mixed retail space. Terribly car dependent, but they are building MX apartments close by. Something like this would KILL in DTR. And I think it would fit in âmarket squareâ or w/e that paver section of Fayetteville st is called. Back to a ped mallâŚ
Doesnât Morgan Street own the small lot behind their building? Building out something like this there would be nice. Itâs probably too small, but it has a similar vibe to me.
Wouldnât be an issue if someone could rescue the City Market from the dead. Market Hall as a limited use event space is really killing the vibe of the market. Making that space a food hall would help City Market area a lot.
Think about it why is East Downtown Raleigh booming but literally next door City Market is 3/4th dead?
I know the City Mrkt hall is in private hands, but is it a long term lease or pvtly owned?
Something has to happen with it. The situation is beyond stupid currently.
