Probably most of this project has been delayed anyways so they might as well wait until there’s more favorable city council.

That does mean the transit center is dead and probably the fifth BRT line.

A certain group will celebrate but if he choose to still build “something” it will be watered down with no AH, no new fire station, no transit center etc. People always forget that stuff can still be built by-right and it’s never as good as what will be built with rezonings.
Hopefully he’s just focusing on his other stuff for now and we don’t get more blah

Lots of headwind from the residents, and the Six Forks road improvements have now entered the stage of “pending”. Traffic in this area continues to get worse, and he knows asking for this now would come off so unfavorable it may doom the project in the future permanently.

Speaking of the Six Forks Rd improvements, this crap is approaching 10+ years of money being thrown out the window. But the city somehow finds themselves in a position to purchase the DMV lot for $13M, and magically become this successful land developer? Hilarious! I’m glad I moved away from the area and didn’t hold out hope for this pie in the sky to help the traffic congestion.

The winds of a slight slowdown may also be at play here. Kane has a lot of other projects in the works. Toll brothers pulled out of a 500 unit development in Rolesville. So some of this may be the economy taking a breath. It could also be some headwinds with the new Council. I am sad that this got pulled. I really hope they come back in two years with a similar project and not just built by right.

Bummer on the transit / fire station ‘trade’ that was in this, but I’d wager patience will win out here.
Kick this can five years down the road, there’s still opportunity in rezoning here and likely still ‘pending’ work on Six Forks Rd master plans…LoLs

*Does anyone recall the ‘by right’ zoning allowable currently, if Kane decides to Wild North End ?

Either way if they want a 40 story tower now they can just rezone individual lots instead of a mass area rezoning. Doing this will mean even less concessions will need to be given.

I need a tiny font… i kinda think 12 and 5 seem fine for those areas… * ducks *

I would however upzone all of North Hills South District to at least 12, maybe 20-40 along the Beltline frontage?

Next up for Fenton in Cary:

  • 175 room Hotel. Deal being finalized. Brand name not yet announced.
  • Wegmans is still the grocer. Signed deal is active and still paying rent. It’s Wegmans’ move to build or work out a deal for a replacement.
  • Next phase coming in 2026 or 2027. Another 100,000 square feet of Retail, 8 to 10 story Office building, 8 to 10 story Residential building and another Hotel.
  • Phase Three details not yet finalized.

Yes. Retail is 97% leased. About half of the office space is leased. The Allison apartments are open.

It’ll be interesting to see if the Wegmens here at Fenton or the supposed one ever gets built out in Holly Springs. TBJ had an article recently on the Holly Springs one and it was the same theme as you mention aka sit there and pay rent or move out.

I wonder why the hell the looooooong wait?? That’s at minimum 3 years from now. Hotel and (potential) Wegmans will be built and collecting dust by then lmao

I was worried, and still am, that Fenton will pull more from Crabtree, but so far, it hasn’t been too bad. It’ll be interesting to see how these two manage. Crabtree is hindered by proximity to North Hills which seems to supplant it as the top shopping center in the city. I wonder if the sale of Crabtree might change things.

Crabtree is such a tired shopping experience compared to North Hills and Fenton. You’d hope the competition spurs it to be more interesting.
