TBH this Life Time Living tower seems like a pretty fantastic project and nothing like it currently exists in this market that I’m aware of. That works in its favor.

If a project has permits, there’s usually a pretty good chance that this gets built. Dewitt have actually built things, including a tower right next door. They may not be as fast as Kane, and they may only have the capacity to work on one building at a time, but they aren’t jokers either.

My money’s on it happening.

If Kane is willing to bet this kind of money in that area I wonder what the hold up is for Midtown Exchange. Do they not have access to capital on the same terms or maybe they don’t see the market the same? Hate to see that open prairie they created just linger forever.

Ahhh, just give Kane a few more years to fill out his land and then eventually he’ll just buy up the Exchange land and get to work on it lol

I own a rental in that area, and know the owner of this office building personally, he will never sell.

It will be decades before this is redeveloped. There are people in the Georgetown North community who are basically on a fixed income and will never replace that location or price point. Similar to the situation over in Cameron Village where that one lady was able to hold up the sale of those units for redevelopment on her own, image that with dozens more people.

Well… many of the lots around him have already been sold and rezoned…. so he may end up finding himself surrounded by 20-story buildings sooner than “decades” hahaha

I just want to see some development cross over 440 to truly connect North Hills / Midtown Exchange further towards the downtown area. With Wake Forest / Atlantic (the Iron Works area) being redeveloped already, it’s at least inching towards North Hills from downtown!

Is the area under a planned unit development? Or do you mean that they’ll just never sell?

Not to be rude to them bc it’s everyone’s right not to sellout, but nobody lives forever, and heirs tend to take the money and run.

PS will be interesting to see what happens if/when the Quail Hollow/Barrett Drive bridge opens and the newly developed East end of North Hills is that much more accessible.

PPS I want to know what the deal is with the property at 1100 St Albans Drive (NW corner of St Albans and Wake Forest). It’s owned by Coastal FCU and was pegged as their new headquarters building, but I think that got scrapped when they expanded their building next door. That is a big puzzle piece.

Can confirm it was definitely scrapped. No idea what happens next to the land. They may just be holding it until the midtown stuff is more developed and out of space, so they can sell it at a much higher price.

The article also mentioned that they are going ahead with planning for the second office building as the first one is 70 percent leased.

A lot of architectural rendering software implements generative AI for post-processing these days. It’s likely (but not certain) that these are actual plans but nonarchitectural elements like trees and pedestrians are AI populated.
