All the retail/restaurant/apartment stuff is fine or whatever but THANK GOD we’re getting a Bank of the Ozarks thank GOD!!!

Friggin’ parking deck city, ovah here.
Per the TBJ, with Lincoln Property Company acquiring The Spectrum Companies plans for the 20-story mixed used project by Wegmans (called Northside Center) are looking to be kicked off soon. Not really sure what that entails, but it would certainly jump development over 440.

Yeah you need all those decks so you can park for a max of 2 hours and then move your car to the next deck for the next part of your visit.

I still receive emails from the midtown CAC, preliminary plans were released for the building filling in the whole on Lassiter Mill. According to the CAC, these will need to be adjusted so this may not be the final rendering:
“Several provisions of the Midtown area plan relative to building heights and transitions were ignored, and UDO applications that were inconsistent with the application were not followed. As far as UDO adherence, the assumption was that many of the issues would be addressed by site plan review.”

Do we know what the current zoning is for height? I suppose the CAC/LR is bringing up the UDO in order to claim that whatever its current zoning is, it should not have been approved.

Its zoned for 20. Its a 15-story building.

“For reference, the developer’s proposed Design Alternate for Transparency - placing the back of the building, including a loading dock facing Lassiter Mill Road, is completely inconsistent with the UDO. With respect to stepbacks, previously submitted shade studies have demonstrated that the excessive building height, whether it be 15 or 20 stories, already casts a shadow over the nearby neighborhoods for a good portion of the day. This canyon effect, which UDO ordinances address, is already evident in North Hills East between the 17-story CapTrust building (Capital Grill) and the 7-story AC hotel.”

That is a rather large swath of land, I wonder where the tower is going to go and what they have planned for the remaining space. I’m excited to see this area grow but I’d like to see more dense housing here than office space.

For clarity, wouldn’t a loading dock facing Lassiter Mill be below street level? That’s quite the hole there now.
I’m perfectly willing to listen to issues, but I want to know that they are real issues and not just gasoline poured on the fire.

Either way, I’m pretty sure this is with staff and doesn’t require a hearing or approval, so whether it complies with the UDO is just for them to gripe about and maybe write a stern letter to the City. Which is fitting because that’s what the CACs have been reduced to as a matter of process (rightly imo).
As for the site plan, it does show a loading dock along Lassiter Mill at street level, with lower floors tied into the existing parking deck. That’s consistent with the Highland Building, which also has a loading dock on Lassiter Mill. I don’t think you could put a loading dock anywhere else: the only other option would be on the mall-side along Center at North Hills or Main at North Hills.
